The holding will be let by informal tender and is offered as a whole on a Farm Business Tenancy from 29th September 2025.

GENERAL INFORMATION
Buston Manor Farm is situated near the village of Yalding, approximately 5 miles southwest of Maidstone. The holding has been farmed under a typical arable rotation and current cropping is spring oats. The holding is being offered on a farm business tenancy. Applicants should specify their minimum and preferred length of terms in their tender submissions. The Landlord does not have a defined minimum or maximum term.

APPLICATIONS
A tender pack is available on request from the agent. Tender applications must be made on the tender forms provided. Tenders must be received by Dan Kendall by 12 noon on Friday 4th July 2025. Applications can be submitted by post, email or hand delivered.

VIEWING
The farm can only be viewed by appointment with Savills.

LOCATION
Buston Manor Farm lies northeast of the village of Yalding, which is served by the B2010 connecting the land to the A228 to the southwest and the A26 to the north. Junction 4 of the M20 is 10 miles to the north.

THE FARMLAND
The holding consists of an attractive block of arable land that has been farmed in an arable rotation. The Provisional Agricultural Land Classification identifies the land as Grade 2 and Grade 3. The main soil types, as classified by the Soil Survey of England and Wales, are loamy and clayey. Soil sampling results are available by request.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY - There are various Public Rights of Way that crosses the holding. The tenancy will be subject to all existing Rights of Way, easements and wayleaves. The Landlord shall retain all wayleave payments.

STATUTORY DESIGNATIONS - The holding lies partly within a Nitrate Vulnerable Zone (NVZ).

ENVIRONMENTAL SCHEME - The land is not currently in an Environmental or Countryside Stewardship agreement. The applicants should include in their tender details of the proposed management system and any proposed environmental schemes. Such schemes will require Landlord consent.

ORGANIC STATUS - The farm is not currently registered as organic. No preference is given to whether the farm continues to be managed conventionally or whether it is converted to organic.

SERVICES - There is a mains water supply to the holding. A sub-metered supply will be made available to the tenant if required.

INGOING VALUATION - The incoming tenant will not be required to purchase or take any harvested or growing crops. It is not anticipated there will be any items available for sale.

SPORTING & TIMBER RIGHTS - All sporting and timber rights on the holding are reserved from the letting.

MINERAL RIGHTS - All mineral rights, so far as they are owned, are to be retained by the Landlord.
