Viewings Commence On Saturday 7th June By Appointment

Number One The Acorns is a handsome detached house, holding a prominent position on this small and exclusive development of just six family homes on a private road. The property with it's grey stone facade and red brick contrast is strikingly attractive and hints at the quality that awaits. Churcham Homes creating this property in 2017 have made a home of superb quality inside and out which is great to experience when viewing.

The property has a storm porch that leads into the main hallway, here you will first see the gorgeous Oak flooring that runs through a lot of the ground floor rooms with match Oak door frames and stairwell. To the left is the study room, generous in size, bathed in natural light with a convenient outlook to the front of the property. To the opposite side of the hall for relaxing in is the impeccably presented Living room with a dual aspect and an inset Stovax fire for those cosy evenings in.

The main hub of this home is the wonderful Kitchen, dining, family room which spans 6.75 metres by 5.97 metres full of light, crisp, bright and clean finishes. Here all the family can enjoy from relaxing on a sofa, eating at the table or cooking up one of your favourite dishes. The kitchen is very well equipped with a range of Siemens integral appliances. French doors lead out onto he rear garden and let the summer breezes float in. To the side for convenience is the Utility room with a sink and side access to outside, perfect for bringing your furry friends in! Next to here is a cloak room that every family sized home needs.

Ascend the first floor via the beautiful staircase and feature window, to an open landing area. The main bedroom is generous with a double wardrobe and an en-suite shower room to enjoy. There are three more bedrooms, all of double sizes and one other with fitted storage space. Bedroom four presently used as a dressing area and second office.

To the side of the property, adjoining is a double garage, complete with electronic doors and a rear access door. There is plenty of space within, with a work bench and room to add shelving. I feel this could also serve as additional accommodation if required subject any consents you may need. Infront of this is the driveway which can accommodate two cars with ease. Along side the house you can park more cars if needed.

The gardens are very well maintained and enclosed. The rear garden has a wooden fence surround with a side access gate. It is southerly facing making it a real sun trap. Its level and there is a lovely patio area to sit out on, perfect for a table and chairs, leading to a lawn area with planted borders. The front garden is around 50 feet deep, enclosed with a side gate to the front and rear garden, a long lawn rolls out in front with trees at the end, planting beds and even a small pond.

Location

The town of Yate is located approximately 5.8 miles from the M4 Junction 18 and 11.3 miles from the centre of Bristol. It has a train station with main line connections, a refurbished leisure centre, retail park and restaurants and a large shopping centre which caters for all needs. From Yate there is easy access to Chipping Sodbury with its historic High Street dating back to the 12th Century. Chipping Sodbury offers a wide and eclectic range of shops and established businesses and a Waitrose store which has been built in the centre of the town. There is a selection of both Primary and Secondary Schooling in the Yate area of good reputation, various eateries and pubs including the Codrington Arms, (my vendors favourite) plus there is the open green spaces of Westerleigh Common. Chipping Sodbury also offers country walks on its own common which neighbours the golf course, rugby and cricket club.

About eXp UK, South West

1 Northumberland Avenue, Trafalgar Square, London, WC2N 5BW

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
