As one of the principal houses of Brancaster Staithe, the early Victorian Brecklands has seen the village evolve into one of the most sought after villages of the North Norfolk coast. The interiors of the house have a calming palette of engineered oak flooring, mellow brick weave and neutral colours. Alongside the Neptune kitchen, there are a mixture of Neptune and Burlington sanitary ware in the bathrooms, Jim Lawrence lighting, and other high end features.
Gardens and Grounds
The entrance to Brecklands is through high panelled electric gates, onto an expansive gravelled parking and turning area, with plenty of space for vehicles and boats. This area in front of the house has established boundaries of hedge, shrubs, fence and wall providing great privacy. The gravelled areas are steel edged, with a central steel edged turning circle with box and bay topiary.
The gardens are behind the house, making the most of a south to west aspect, creating a sheltered sun trap. A paved terrace immediately adjoins the house, on a seamless level with the flooring out from the kitchen/dining area. An initial entertaining area includes a brick built pizza oven, whilst steps lead up to a further paved area for outside dining, entertaining and relaxing, this opens out to a lawn, framed by beds of lavender and box hedging, with herbaceous beds behind, together with silver birch, willow and red robin providing privacy.

Location
The village of Brancaster Staithe is one of the premier coastal villages of North Norfolk. The village is traditionally well known for its excellent sailing, directly from the harbour where the impressive sailing club house is positioned. Within a walk of the house are two thriving public houses. The White Horse has become a destination gastro pub & restaurant, known for its fresh seafood and events held at is marsh side bar and restaurant with stunning views of Brancaster Bay, whilst The Jolly Sailors is well known for its excellent food and local beers. The village has a fresh fish shop too.
The village is connected to Burnham Deepdale, which hosts a petrol station and supermarket, an array of shops and cafe.
The coastline is an Area of Outstanding Natural Beauty, well world renowned bird watching at many points, not least for the migrating pink footed geese, with a network of coastal paths. The Royal West Norfolk golf course is in neighbouring Brancaster, and the area as a whole offers a plethora of gastro pubs, fine dining, leisure pursuits and retail.
