Location
The Estuary of the River Teign runs about 5 miles inland from Teignmouth through the rich farmland of South Devon. Barbaree is situated about ½ way along the south shoreline with wide views both up and down the estuary and
inland to the fringes of Dartmoor.

The property is approached with pedestrian and vehicular access via the tidal foreshore.

From the property there is an ever-changing outlook over the intertidal foreground, with boating and other water sports activity at high tide and an abundance of birdlife on the mudflats at low water. It also lies beside the
Templar Way long distance footpath linking Dartmoor with the coast and on beyond to the South West Coastal path.

The nearby village of Shaldon offers everyday amenities, whilst Newton Abbot has a full range of facilities of a thriving market town including dual carriageway access to the M5 and a mainline railway station to London Paddington.

Description
Barbaree is a simple bungalow that occupies a delightful riverside position right on the beach. The original bungalow was probably associated with workmen on the water and has been extended and improved but could be further improved or re-development (subject to planning approval). The two-bedroom accommodation is freshly presented and until last year has been run as a very successful airbnb business.

Behind the house is a summer house and terrace accessed from front door and second bedroom with more amazing views for sunset drinks with a garden behind it.

The property is situated in an area classified as high risk from flooding on the Environment Agency Flood Risk plans but there is no
recorded incidence of recent flooding and the vendors have been carrying flood risk insurance on usual terms. Parking has historically been in the carpark of the nearby Combe Cellars pub with pedestrian access from there. The parking has been by custom and there is no legal right. Vehicular access to the property is via the car park of the Combe Cellars along the foreshore and then across the rear of the immediately adjoining properties. Due to tidal nature of the foreshore such access is obviously sometimes interrupted.

Planning. There is no known planning history on the property but one of the similar adjoining properties was completely re-developed in 2011.

Just beyond the village of Combeinteighhead fork left down a small lane signposted Combe Cellars. Park in the pub car park and walk along the path above the foreshore through a gateway and along the path behind the adjoining cottages and Barbaree is the last but one in the line.
