Mold's star seems to shine ever brighter these days and nowhere is this reflected more obviously than in the housing market, where properties have no sooner come up for sale than they are gone.
This should come as no real surprise when you consider all that the town has to offer;
Its vibrant, thriving bar and restaurant life, the plethora of supermarkets, the culture offered by the recently refurbished Theatr Clwyd, the ease of commuting to nearby centres of employment, the notorious twice weekly market, and of course the stunning local scenery.
All of these conspire to make it the venue of choice for many incomers, but sadly for them, once here people are very reluctant to leave, making finding your perfect home all the more difficult........ but occasionally, there are still some gems to be had; such as this one...
Situated on a freshly built estate on the outskirts, but still within a short walk to the centre of Town, sits this home in a small cul-de-sac, making it ideal for those with small children as the dangers of passing traffic become things of the past.
To the front of the home is a neat and easily maintained area of lawn beside which the block paved driveway gives parking space for at least two vehicles side by side before terminating at the door to the integrated garage. Nestling beneath a canopy style porch is the composite semi glazed front door, opening into the bright hallway, where the stairs rise in front of us.
On the right hand side of the hall is the doorway into the front facing lounge. This is a well proportioned space offering more than enough room, even if your tastes spread to some of the vast 'L' shaped settees that are currently so 'en vogue'. Plenty of natural light in here thanks, in no small measure, to the way the bay windows draws it in. While there is no fireplace to focus your eyes upon, in modern homes this role is more usually performed by the huge wall mounted TV, while the gas central heating keeps you snug.
At the top of the hall we pass into the dining section of the kitchen / diner. Now, in this case, the term scarcely does it justice as it is actually big enough to be less of a dual purpose space but more like two separate rooms that happen to be open plan.
The dining portion where we find ourselves, is sizeable enough to easily accommodate a proper full sized dining table beside the large patio doors which open onto the charming and enclosed rear garden. The floor throughout this area is of a high gloss ceramic 'marble' finish, that is not only very attractive but the ultimate in practicality - just don't drop your plate or you'll be picking it up with the dust pan and brush!
The kitchen units are laid out in a deep 'U' shape around the walls, leaving masses of space in the middle. This means multiple chefs can work in harmony without wanting to kill one another, so anything that can reduce stress and conflict in a home, has to be a good thing. The fitted units are virtually new and contain all the technology we have come to expect, concealed within their clean and modern lines, from the integrated fridge and freezer to the eye-level ovens and concealed dishwasher, you will want for nothing.
At the far end of the dining room is the door into the very handy utility room where we find all the noisier machinery, such as washing machines, and the door into the downstairs cloakroom.
Positioned opposite the back door, this useful addition means that anyone coming in from the garden has no need to tramp through the home on the way to the lavatory, thus keeping dirt to a minimum, and getting them back to the BBQ in short order, which will be appreciated.
Stepping out into the garden reveals a large patio area, the ideal location for al fresco dining, before the surface is given over to another piece of lawn. The whole garden is fully enclosed, making it perfect for small children to play in safety, especially as the path leading past the side of the home has a lockable gate preventing access to the drive at the front and stopping the little darlings from making a break for it.
Moving upstairs to the landing, turning to the left reveals the first of the front facing bedrooms. This is a comfortably large double room with the benefit of a deep fitted wardrobe which largely removes the need for further free standing furniture, though should you feel the need, there is still more than enough room for it.
Opposite here lies the smallest of the bedrooms. This is an excellent single room that verges on the luxurious, there being enough space for a double bed, although in this guise your choice of free standing furniture would be a little limited.
Next door is the stylishly modern family bathroom with its dark ceramic floor and contrasting grey tiled walls. It offers a unitary hand basin, lavatory, traditional bath with additional hand held shower attachment for hair rinsing purposes, and a corner mounted walk-in shower cubicle where the hot water is drawn directly from the home's domestic system.
At the far end of the landing and overlooking the rear garden the third bedroom is another good sized double room that almost mirrors the previous double though here, there is no fitted wardrobe, but simply the alcove where one could be placed if you wished to do so.
Lastly, we come to the principal bedroom and one that is thoroughly worthy of the title, being not only the largest so far, but having both space saving fitted wardrobes and its own en-suite bathroom. This replicates the décor of the family bathroom and is thus similarly appealing, with its unitary hand basin, lavatory and identically equipped shower. In short, it provides everything asked of it in a pleasing and sophisticated manner - what more could 'you want'?

All in all this is a home that will be the answer to someone's prayers. There are numerous four bedroom homes available but few that offer such a combination of space with flexibility of accommodation, and that is before we come to the question of its overall condition. If you have an allergy to DIY and want somewhere that is perfect, with absolutely nothing needing doing, then this is the one for you. Its location, that all important factor, is perfect. It's within easy walking distance from the centre of town, yet with easy access to the major road network to meet your commuting needs and for those with children, one of the area's most highly acclaimed schools is on the doorstep......though even better, is out of earshot...
