The Property
The Blotting House is located in the picturesque village of Iping set back from Iping bridge and the River Rother. The property was a former warehouse, historically part of the Iping paper mill, and was believed to have been converted in 1980s into a residential dwelling.
The kitchen / breakfast room benefits from a central island, double glazed doors leading to the terrace, a three-oven AGA and bespoke hand painted timber units under a Carrera marble surface. The sitting room is generous in size and features a Chesney’s wood burner and a Bath stone fireplace at its heart. Adjacent is the play/television room which is a great addition and is currently used as a family space and benefits from underfloor heating. Both the sitting room and family room have double doors leading to the garden.
The first floor consists of four double bedrooms, one being the main bedroom with fitted cupboards and an ensuite bathroom. There is a further family bathroom and additional storage cupboards.
Gardens and Grounds
To the front of the property, there is parking for several cars, and to the rear, there are sun terraces that lead to the back of the property where there are formal lawns and mature shrub borders. The rear gardens are enclosed by mature mixed hedges creating privacy and a peaceful oasis.
The Location
The Blotting House is situated in the centre of the rural hamlet of Iping. The village of Milland is one mile to the North and has a village shop, public house, school and recreational grounds.
The towns of Midhurst and Petersfield are close by and provide for most everyday needs, whilst Guildford in Surrey and the Cathedral city of Chichester, both with renowned Theatres, are within easy reach and have more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports, whilst the mainline station at Haslemere provides a fast service to London Waterloo.
Midhurst and the surrounding area have much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths and bridleways in the area for walking and riding.
