Description

An exceptional re-modelled period house set in a fine country lane location, with gardens, land and outbuildings

Description

A very attractive period family house, well positioned in this quiet country lane in the Mayfield surrounds, believed to date from the seventeenth century and listed grade II.
Following our selling clients acquisition around the time of the millennium, the property underwent a extensive make-over and extension by the well known local firm of Architects, Stephen Langer Associates. As a result, the property has been very well adapted to modern day living and is nicely fitted out and well presented throughout.

Features of note include the large double height reception hall from the main entrance, with stairs leading up to the galleried landing, which serves the five bedrooms and four bathroom/shower rooms. Also, there are two fine formal reception rooms on the ground floor and a classic farmhouse style 'Mark Wilkinson' kitchen/breakfast room, as well as a more informal family room, which links by a second staircase up to one of the en suite bedrooms (giving an informal potential annexe in the main property).

Interior features include a four oven Aga to the kitchen, extensive, oak joinery and flooring, as well as flag stone flooring in the kitchen. There is also programmable lighting and five amp lighting circuits to various areas and attractive fireplace surrounds, with wood burning stoves forming focal points to the three reception rooms and in the principal bedroom.

Outside, the house opens directly to the garden from the living room, kitchen and the family room, with stylish terracing onto the well presented planted gardens here there lawned areas, together with attractive well stocked beds, interspersed with with mature trees, including a magnificent Yew. There is also a landscaped, sunken garden here, with hedging and trees to the garden boundaries providing very good screening. Outbuildings to this area include a bike store and a brick built former garage, now used in part for the swimming pool plant equipment, as well as a seating loggia. In particular though, there is also a very attractive converted Oast by the swimming pool, which is nicely set within a part walled surround.

The Oast provides for a changing room and shower room/wc on the ground floor, together with a large outside covered seating/entertaining area, complete with heaters and lighting. Upstairs, steps lead up to a generous balcony with views and this gives access to a studio room, providing potential for overflow accommodation, or perhaps, as is particularly relevant these days, a work from home office.

The private driveway off the lane leads into a generous parking area, near to the main entrance to the house. There are further outbuildings, gardens and land directly across the narrow country lane, with a gated access, providing:

1) Garaging, storage, greenhouse and sheds. A recent Pre-App meeting with Wealden District Council's Planning Department has indicated the possible potential here for a small residential, independent dwelling. A copy of the follow-up letter is available on request from our office.
2) Wonderful, elaborately planted, informal gardens of about 3.2 acres.
3) Paddock of about 3.1 acres
4) A vegetable garden and an area of woodland.
5) Total land here of about 6.3 acres.
