Description

Set along a quiet residential street, this spacious two bedroom flat sits on the ground floor of an attractive Victorian conversion. The home features a bright open-plan kitchen and living area that leads directly onto a private south-west facing rear garden perfect for relaxing or entertaining. Both bedrooms are well proportioned, and the layout moves effortlessly from front to back. With Leyton Midland Road station just a short walk away, the location combines calm surroundings with strong connections. Whether you're starting out or looking for a home with character and outdoor space, this property offers a great opportunity in a vibrant East London neighbourhood.

IF YOU LIVED HERE…
This beautifully minimalist ground floor apartment forms part of a classic Victorian terrace, with a fresh white façade, ornate period detailing, and twin bay windows that lend symmetry and timeless charm.

Inside, the home opens into a serene hallway where pale timber flooring and soft white walls set a calm, airy tone. A large built-in cupboard is tucked neatly into the wall, with an open nook beneath the stairs offering further versatility. At the front, the main bedroom is filled with natural light thanks to its wide bay window, offering peaceful green views and a restful sense of space. The second double bedroom sits quietly to the rear, looking out over the garden and finished in the same gentle, pared-back style.

The bathroom is soothing and understated, with a soft neutral palette and a clean, well-balanced layout. A timber shelf beneath the frosted window brings warmth and character, while the full-sized bath pairs with a generous rain shower for a tranquil experience. Discreet storage helps keep everything neatly out of sight.

To the rear, a light-filled open-plan kitchen, dining and reception space opens directly onto the garden. Flat-fronted cabinetry and open shelving maintain a clean, refined aesthetic, while a broad window enhances the natural brightness. There’s ample room to gather or unwind, and at the far end, full-height glazed doors lead onto a timber deck beneath a pergola, perfect for outdoor meals or lazy afternoons. Beyond, a low-maintenance lawn and a built-in bench sit among established planting, creating a calm, private retreat.

The surrounding area has a relaxed, community-focused feel with an ever-growing mix of independent places to enjoy. Around twenty minutes away on foot is Francis Road, a much-loved pedestrianised street with artisan coffee shops, natural wine bars, bakeries, and bookshops nestled among plant stores and creative studios. It’s the kind of place where you can pause with a flat white, browse unique finds, or pick up something fresh for dinner. Francis Road captures the charm and individuality that make this part of East London so appealing.

A little further on, God’s Own Junkyard offers a burst of neon colour and creativity, an eclectic art space and café that’s become a cult destination. For time outdoors, Leyton Jubilee Park is under twenty minutes away, offering wide open fields, play areas, and nature zones for a refreshing change of pace. Here, city life and green space exist side by side, creating a lifestyle that’s both lively and laid-back.

WHAT ELSE?
Transport links are convenient and varied. Leyton Midland Road station is just over ten minutes away, connecting you to the Overground network with ease. A WORD FROM THE OWNER...

"It’s been a joy renovating this home over the past couple of years. We’ve installed new oak hardwood flooring throughout, leading seamlessly out to our sun-trap decking in the south-west facing garden where we’ve enjoyed many a bbq in the summer.

We’ve designed and installed the new kitchen and bathroom utilising the natural light and space. In keeping with the clean, functional layout of the property, we installed built-in hallway storage to keep things tidy.

We’re really lucky to have wonderful neighbours and a real sense of community on Melbourne Road. Just around the corner, Midland Road arches have blossomed into a hub of independent bars and eateries, with critically acclaimed smokehouse ‘Burnt' being a standout. Swirl is our go-to local wine bar, and Gnarly Vines is, hands down, the best local wine shop. We are also lucky to have two parks close by.

Creatively vibrant and well-connected, the area sits an equal walking distance between the Victoria line at Walthamstow and the Central line at Leyton. The 55 and 56 buses at the end of the road offer direct routes into the city."
