Description
A wide doorway leads into the large entrance hall: Very high quality engineered Oak flooring extends throughout the ground floor with Oak bi-fold doors into the Sitting Room which has a triple aspect, woodburning stove, double doors to the garden and is open plan through to the Kitchen/Breakfast room. A bar peninsular is a natural dividing point. Extensive solid oak work surfaces with cupboards and drawers below are on three sides of the kitchen. Incorporated appliances include: An AEG induction combination hob with central extractor, German Schock double sink unit with draining bowl, Blomberg, virtually silent, dishwasher and Neff hide and slide eye level oven. Bi-fold doors open through to the Conservatory/Dining room which has a solid roof and double doors on two sides opening into the garden.
A Utility room is fully fitted with a sink, work surfaces, cupboards and shelving and a recess into which the washing machine and tumble dryer fit. There is also a toilet.
Bedrooms: Double Oak doors open into the largest bedroom which is suitable for a disabled person as there is plenty of space around a large double bed and furniture. Double sliding doors open to the en-suite bathroom comprising a bath with central tap fittings, w.c., and wash basin. A second double bedroom on the ground floor also has an en-suite shower room with electric shower. On the first floor, turned stairs lead to a large double bedroom with two Velux windows and an obscured window and an arch door to the en-suite bathroom: Fitted to a high standard with claw foot roll top bath with telephone tap and shower, oval wash basin set on an oak stand with drawers below and concealed shelving behind into the eaves and a w.c.
Services: Mains water and drainage, gas central heating and tax band D.
Outside: There are two driveways on either side of the property. Parking to the right is in an area with raised beds, mature trees and is easy to maintain alongside a slowly sloping path to the front door which is wide enough for a wheelchair. A lawn with snaking shingle pathway and flower beds, softens the practical side of the driveway and there is then a second drive on which a garage could be built (subject to planning permission) if required. The left side of the house is South facing with doors from the living room and conservatory opening out into this sun trap. Much thought to the planting and layout has gone into this easy to maintain but really pretty garden. A patio abuts the rear of the house for a nice shaded area and then there is an area of lawn and a garden shed with side access back to the front of the house again.
