Location
Abbotsley is an attractive historic village which lies on the southern edge of the county,situated almost equidistant between Cambridge and Bedford being 18 miles from eachand approximately 4 miles to the south-east of St Neots. It comprises some 150 housespositioned mainly along both sides of St Neots Road and Gransden Road and clustered centrally around the High Street. The Village has the benefit of two public houses and avillage hall. The nearby village of Great Gransden provides local shopping facilities,together with a primary school.

St Neots is a town and civil parish in Huntingdonshire, which is poised for substantialstrategic growth. The town is close to the A1 Road (north-south), as well as the A421 andA428 roads which link Cambridge to Bedford and Milton Keynes. St Neots railwaystation is on the Great Northern route between London and Peterborough. St Neots hada population of 33,410 as of the 2021 Census. To the east of St Neots, the East to Westrail link and the upgrade of the A428 from Black Cat to Caxton Gibbet promisesignificant infrastructure enhancements.

PLANNING

The Site is located in the jurisdiction of Huntingdonshire District Council (HDC). Full planning permission was granted in August 2024 for the proposed change of use of golf clubhouse and hotel to form 14 dwellings, demolition of later extensions to the heritage assets, greenkeepers store, shop and office and the erection of 5 dwellings (19 dwellings
total) and associated works (ref: 23/00500/FUL).

The former clubhouse building forms part of the curtilage listing for Hardwicke Farmhouse (Grade II listed building). This is subject to Listed Building Consent under application ref: 24/01425/LBC.

Planning Agreements
