To reserve an apartment, we require a £400 holding fee. This holds the apartment exclusively for you and removes it from the market. Please note, this fee becomes non-refundable after 72 hours, so we encourage you to proceed only if you're ready to move forward.
Rental quotes are valid for two business days and are subject to change. The sooner you secure, the more likely you are to get the best possible rate!
LEASE TERMS & RENTAL RATES
We offer flexible lease terms ranging from 6 to 13 months. Please note that shorter lease terms typically come with a slightly higher monthly rent due to their limited nature.
Rental prices may also vary based on your preferred move-in date and length of stay. We are happy to work with you to find a term and rate that suits your needs.
REFERENCING REQUIREMENTS
Referencing is carried out by Homeppl. To pass referencing, applicants must have a verifiable household income of at least 2.66x the annual rent. If this is not possible, an advance rent payment or UK-based guarantor may be required. Please inform us early if this might apply to your situation.

I want to express my sincere appreciation for the whole management team’s consistent politeness and professionalism. Everyone is always courteous, respectful, and efficient in their work, carrying out their duties with a calm and friendly attitude. Knowing that concerns are handled with care and attention is always reassuring. Your continued hard work and support are genuinely appreciated.
How has the building management responded to any problems or issues you have raised:
The building management has always responded promptly and professionally to any problems or issues we raised. They are courteous and take the time to understand the situation before addressing it efficiently. It was usually resolved quickly whenever we reported something, which gave us confidence that our concerns were taken seriously. Their helpful and attentive approach made living here much easier and more comfortable.

One thing I didn’t reasonably expect was to miss out on spectacular Northern Lights and fireworks on New Year’s Eve — it turns out this isn’t quite the Arctic! But all in good spirits, it’s still been a lovely place to call home.

It’s better to know the direction the apartment facing and any construction carried out on that direction. As construction is carrying out opposite to the building, the bad thing is so much dust comes out from the construction.

Good quality shops (supermarkets, restaurants) and open spaces (Manor Park). Very convenient as close to Sutton Station. Extra charge for parking in the building as a resident and no visitor parking available. No anti-social behaviour or issues with traffic noise but you can hear trains going past from the train station. No issues with bin collection.
How has the building management responded to any problems or issues you have raised:
The team here is exceptional. Jezza was incredibly helpful when I first moved in, taking the time to show me around the building, my apartment, and allocation of my parking space. She answered all of my questions patiently and made the whole moving process smooth and stress-free. Jasmine has also been wonderful, especially in assisting me with setting up the parcel delivery service. This service is a game-changer, as it allows my packages to be delivered securely to the parcel room. I no longer have to worry about being home to receive deliveries, and I can collect my packages whenever it’s convenient for me. Stuart addresses any maintenance issues in my apartment promptly and ensures that everything is taken care of to the highest standard. It’s reassuring to know that any issues I have will be resolved quickly and professionally. He is very friendly and it's nice to have a conversation with him whenever I bump into him around the building.

Be mindful of the noise of the construction of new flats in the ex-B&Q site and train sound.

The location is close to everything you could want, there are many shops, bars, restaurants for daily needs. Good transport link and easy access to anywhere. Very peaceful neighborhood and area and a lovely park nearby.

Living in Sutton is a pleasant experience, there are a number of good shops, a decent amount of green areas, it is a quick train ride to Central London, is near to work for me & the sense of community is real. I strongly recommend for any stages of life.

No brainer, regardless the relatively high rent prices, I feel it is worth living here. I hope to be able to keep my tenancy going for years to come.
