Description
The property centres around a wonderful late 18th Century principal house set in beautiful gardens with a significant range of ancillary buildings, former stable block and coach house, which were converted to create additional accommodation, run for the last 20 years as a holiday cottage business. Elements of the property date back to the 1600s forming an eclectic mix of styles to form its unique character.

The additional three cottages form a successful holiday letting business which has been running for many years and is the recipient of a VisitEngland five star ‘Gold’ award. The vendor operates the business on a low key basis to fit around their lifestyle and other commitments. This business could be intensified should a purchaser wish to do so.

Overall, the sale of Foulsyke presents an excellent opportunity for those seeking an established holiday business or indeed a family home with the option to expand the living accommodation further for private use.

Foulsyke
This substantial historic property sits with a southeasterly aspect and gardens overlooking Crummock Water and surrounding fells. The property is a stone construction beneath slate roofs and was predominantly constructed in the late 18th Century with some earlier core elements dating from the 1600’s. The main house sits in an elevated position with a handsome facade and retains some wonderful period features including coving, cast iron fireplaces and exposed beams. The rooms are well-proportioned with a conventional layout.

The accommodation briefly comprises an entrance hall with open fireplace, formal reception room with open fireplace, dining room with French doors opening onto enclosed lawned garden, sitting room with wood burning stove, kitchen with dual aspect and fitted with electric Aga, glazed breakfast/ garden room with outstanding views, downstairs shower room with wash basin, bidet and WC, back kitchen with pantry, separate downstairs WC and rear porch with additional storage room.

The main staircase leads to seven double bedrooms each framed by views of the fells. One of two bedrooms could be used as the principal bedroom with the remaining five doubles varying in size. Two bathrooms service the first floor, each bath with overhead shower, wash basin and WC. Several bedrooms benefit from open fireplaces and original coving can be found throughout. A smaller staircase is adjacent to the kitchen at the southern end of the house, originally intended for staff use.

The property is set back from a quiet single-track road, screened by hedges with lawned garden and gravelled walkways on the front elevation with herbaceous borders, complementing the traditional aesthetic of the house.

Holiday Cottages
The holiday accommodation consists of three period cottages of varying sizes formed from the original stabling block, barns and carriage arch constructed from the 1600’s onwards. This comprises three-bedroom, two-bedroom and one-bedroom cottages. Each cottage is individual in character and situated around a stone flagged courtyard, originally the coach yard, and positioned to the rear of Foulsyke. Original masonry and beams are visible throughout with historical features that typify a period Cumbrian property.

All cottages benefit from their own private outdoor sitting areas with superb views of the fells, as described below:

Crummock Cottage, arranged over three floors comprising double and twin bedrooms, bathroom and a mezzanine level with kitchen and raised sitting room. The upper levels have wonderful views with dual aspects of fells both to front and rear of the cottage. The cottage also has a designated enclosed seating area in the rear garden, once an old sheepfold.

Buttermere Cottage, situated to the rear of the house and cottages with views across the garden to the fell behind, the cottage comprises a double bedroom with open plan kitchen and sitting room and bathroom with bath and separate shower. Stone inscriptions date this part of the property from 1654 to 1827.

Loweswater Cottage, the largest cottage, is arranged over two floors, part of which is converted from the original carriageway arch dating from 1797. It comprises two double bedrooms and a twin bedroom, two of which are served by a bathroom with the larger double fitted with an ensuite. The cottage also benefits from a private sitting area on the lawned garden.

All cottages are fully equipped with cooker and white goods.
