Description

Berry and George Estates formed to make selling and buying your home much easier. The best way to differentiate us from all other estate agents is, we open 7 days a week and we're also available out of hours - it's that simple! We'll provide you with updates when your home is on the market waiting to be sold and then we'll continue to update you once a sale has been agreed.

We do the same as all other estate agents, we just do it that much better. How? Easy, we have better photos, a better more detailed write-up, honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really easy to be so much better...all backed up by our fantastic Google reviews.

We completely understand just how stressful selling and buying can be as we too have been there in your shoes. We know that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help make your move better.

It's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.

This end of Springfield Drive lies on the very edge of Buckley where the suburban sprawl gives way to open fields and provides peace and quiet with views across to the adjacent hills. All of this, but not at the cost of the convenience we all seek in order to make our lives as easy as possible.

From here it is perfectly possible to walk into the town centre, though I doubt you would carry back the spoils of a trip to Aldi in one go, so perhaps it is just as well that the home is mere yards away from the main bus route, for the days when getting the car out is simply too much faff.

Sitting close to the junction with the main Mold Road, is where we find this intriguing home with its unusual features and individual atmosphere, but what makes it so? Come in and let's see.

A wide driveway to the front of the home provides off road parking for at least two vehicles and solves one of suburbia's most enduring problems.

A very large and mainly glazed porch stands central to the front elevation, inside which a pair of deep cupboards provide useful space for outdoor clothing and mucky shoes, that have no place further into the inner sanctum, before an archway leads us into the home itself.

When most people move into their new home they arrive full of ideas for alterations and improvements, but for the fortunate few those changes have already been embarked upon. However, not everyone's tastes are similar and sometimes, it is advantageous to find somewhere where the work is not quite complete and can be fine tuned to your own preferences.

An example of this is found through the door on our immediate left, where we find the original garage space.

The plan was for this to become an additional downstairs bedroom with its own en-suite, producing a self-contained granny flat perfect for an elderly relative or equally, a teenager seeking a notional degree of independence, while still too young to actually fly the nest. Sadly a falling out with the builder led to the work never being completed with the en-suite remaining a huge walk-in wardrobe but the option to resume the idea remains.

To the rear of this room is a door out into the garden where we find a courtyard with a substantial wooden store shed that sits before a fence that separates this from the formal garden.

Here, a patio runs the full width of the home before a couple of, also full width steps, take us up to the higher level of the lawn and accompanying gravel sitting area. A further fence delineates the boundary between here and the less kempt vegetable patch at the top, where you can begin your attack on Aldi's profits with an attempt at self-sufficiency....and good luck to you! The entire garden is fully enclosed and, with its pair of seating areas, gives the perfect venue to relax with family and friends as the tempting smells drift over from the BBQ.

Returning to the hall, where the stairs rise on our left, we then come into the main lounge.

This is a bright open space, helped in no small measure by being open plan with the original hall and enjoying plentiful additional light from the front facing picture window. Refreshingly, the room has easily enough room for some of the massive furniture that is so popular today, without feeling at all overcrowded. The main focal point is provided by the attractive fireplace and the living flame gas fire it contains. Everyone has a favourite method of keeping warm but personally, I can never feel truly comfortable unless there is a heat source I can see, with a flickering flame to add atmosphere to any room, and without the hassle of having to feed it or clean it!; however efficient the central heating system is!

There are two doors at the rear of the lounge, one into the kitchen, while the other opens into the dining room.

The dining room has its attractive wood effect flooring and is generously sized and able to hold what I would call 'a sensible sized table' suitable for all the family. This room has been extended through an archway, where there is another, smaller sitting room, making it very much the social heart of the home for people to naturally congregate. So, if you love to entertain people, this is a great place for you.

Another door at the sitting room end, opens into the utility room which contains all the more industrial parts of the kitchen equipment, washer, drier and so on, along with the back door into the garden.

Opposite the back door another arch completes the circuit and takes us back into the kitchen.

In essence this should be called a galley kitchen, but I feel that is not being fair to it, as the term implies somewhere cramped and not nice to work in due to the lack of space. But, this one is different, simply by virtue of being wide enough to allow people to pass one another without getting in each other's way, it becomes altogether a more pleasant and a more workable and efficient space. Two banks of fitted units face one another from opposite walls and contain everything the discerning chef could need to feed the ravening hordes that inevitably gather in homes as welcoming as this one.

Please note, should there be more than one chef present, the work space available reduces the chance of any stress related homicides - which can only be a good thing!

Climbing the stairs we come to a bright and generous landing.

Turning towards the front of the home, we come to the smallest of the three bedrooms. This is currently being used as a dressing room, but can easily accommodate a single bed and a choice of free standing furniture.

Beside here, and also overlooking the front of the home, is the first of the double bedrooms. This follows the theme of the lounge beneath it by being bright and airy courtesy of the large picture window and provides space for a large chest of drawers and a formal dressing table along with the double bed and its twin bedside cabinets....which will all being going with the present owners, so hands off!

Moving towards the rear we come to the remaining bedroom; almost a mirror image of its counterpart and providing similarly spacious and comfortable accommodation. Although in here free standing furniture is supplemented by a large (I hesitate to say 'walk' in) cupboard; it's not that big but would dwarf many wardrobes, so storage is never going to be an issue - please don't quote me, I have no idea how many clothes you own, I'm talking about average people ok!

Finally we come to the family bathroom or, if you want to be pedantic about it, shower room. This has been nicely fitted out and contains a modern unitary hand basin with storage beneath, lavatory and a corner mounted shower cubicle where the hot water is drawn directly from the heating system's combi boiler, producing a constant temperature and pressure. This is a boon on winter mornings in a crowded home, when the shower suddenly running cold can really take the shine off anyone's morning...

Photos are taken with a WIDE ANGLE CAMERA so PLEASE LOOK at the 2D floor plan for approximate room sizes as we don't want you turning up at the home and being disappointed, courtesy of planstosell.co.uk:

All in all this is one unusual home. Unusual in that it's far from being the expected standard three bed semi as it has already been given the necessary start to become something truly different. It has three bedrooms, there's a separate dining room and adjoining sitting area that lend
themselves to providing a level of flexibility that is as delightful as it is unexpected. The garden is a real haven of peace, somewhere to relax and recharge, which is something we all need on a regular basis, and its overall condition means that you will never feel guilty just relaxing, simply because there is nothing that needs doing. Its location is ideal as access to Mold and Buckley could not be simpler, whether by car or public transport. The lounge is tasteful, the layout flexible and the kitchen well presented, and this is before we even mention the price, which makes it accessible to so many, from first time buyers upwards. Convinced yet? Go and see it, you will be...
