Description

Bath Orchard is a modern and contemporary house, built in 2020, which offers spacious, light and airy living space within beautiful multi-level landscaped, south-facing gardens that offer outstanding views of Blockley.

The flexible accommodation, which is over three floors, is well presented and finished to a high specification. There are Sonos speakers and electric blinds to certain rooms, along with fitted wardrobes, by The Heritage Wardrobe Company, in the principal bedroom and ground floor dressing room.

The front door opens to a tiled entrance hall, off which is a boot room with fitted shelves, a bedroom that has been fitted out as a dressing room, an en suite double bedroom with fitted wardrobes and a ground floor shower room. Off the shower room is a useful laundry room with space for a separate tumble dryer washing machine.

On the first floor is a double aspect sitting room with the focal point being a stone fireplace with a woodburning stove. There is also a further utility room with space for a separate washing machine and tumble dryer, along with a cloakroom and a study fitted with shelving and a desk.

Of particular note on the first floor is the superb open plan handmade Willow fitted kitchen/dining/family room, which includes a large breakfast island and is accessed via an eye-catching Crittall door. Fitted appliances include a Quooker hot water tap, Miele double oven, combi microwave, steam oven, induction hob with an extractor hood above and an American fridge freezer. There is a large picture window, Juliet balcony and floor to ceiling, sliding glazed doors open to the terrace creating a wonderful indoor combined with outdoor entertaining space.

On the first floor is a superb principal bedroom with a fitted dressing room and an en suite that has a freestanding bath, large walk-in shower and a vanity unit with double basins and a marble top. A Juliet balcony allows a view of the garden.

Two further double bedrooms with fitted wardrobes and en suite shower rooms complete the accommodation on the top floor.

Electric double entrance gates, with a video entry system, open to paved parking in front of the integral double garage and single garage with two electric roller shutter doors.

From here steps with a glass balustrade lead up to the paved terrace extending from the kitchen/dining/family room with further steps to the upper terrace that has a glass balustrade and built-in barbecue kitchen, four Rock speakers and superfast broadband. From the upper terrace a further flight of steps lead up to the gym/home office with bifold doors, an Internet connection and electric and water supply.

From the upper terrace and lawned gardens outstanding views can be enjoyed across Blockley. Throughout the south-facing gardens are strategically positioned, well-stocked borders and feature LED lighting.
