Description

THE PROPERTY.
Chartridge is a beautifully situated chalet residence which was built in the mid-1960s and is of traditional construction with principally rendered exterior elevations under a slated roof. It started life as a bungalow before being considerably enlarged with a loft conversion in the early 2000s which added a further two bedrooms (one with a balcony off the front of the property) and a bathroom, along with a large landing/sitting room. The property, which has been a much loved family home for many years, was very much designed in a way to take full advantage of the glorious views which stretch out over the level gardens and grounds to Axe Cliff and the sea at Lyme Bay.

The accommodation is well-proportioned and worthy of particular mention is the beautifully bright sitting room which has a triple aspect and a woodburner. This opens into a superb hallway/dining room which has exposed stone walls. The rooms are very flexible in layout and Chartridge could offer up to 5 bedrooms. Although the accommodation would benefit from a level of updating, it offers a superb opportunity for those looking to put their stamp on an individual and beautifully positioned home which has the perfect combination of space, location and a spectacular setting with sea views.

GARDENS & GROUNDS.
Undoubtedly one of the main features at Chartridge is its stunning setting which has been thoughtfully designed and planted with a vast array of colourful shrubs and specimen trees. The property is approach from the country lane over a long driveway which sweeps up to a parking area, adjacent to which is a large detached garage. The driveway is flanked by large lawns interspersed with profusely stocked beds and a former tennis court, below which is a detached timber shed. To the front of Chartridge is a terrace which takes advantage of the spectacular views over the countryside and town to Axe Cliff and the sea.

To the south of the garden is a level paddock which has a separate field access onto Love Lane. This extends to about one acre and in total the gardens and grounds extend to approximately two acres.

SITUATION.
Chartridge is situated in a delightful position on the country outskirts of Colyton, which in turn nestles on the banks of the River Coly some 3 miles from the World Heritage Jurassic Coast at Lyme Bay. The property is conveniently located within half a mile of the town centre and has access to some beautiful walks on its doorstep over some of East Devon's most attractive countryside, much of which is designated as being of outstanding natural beauty. Colyton, with its beautiful medieval church, offers a good range of shopping and recreational facilities and Chartridge is also only half a mile from the renowned Colyton Grammar School, one of the country's top mixed state schools.

The coast at Seaton, some 2 miles to the south, offers wider amenities and has a long pebble beach and esplanade, and there are stunning coastal walks both east and west over the South West Coastal Path. The busy market town of Axminster is approximately 6 miles to the north east and has a main line rail link to London Waterloo. There are a number of golf courses in the area and sailing at the picturesque town of Lyme Regis.

DIRECTIONS.
From the centre of Colyton with the Spar supermarket on your right-hand side, continue around to the left and then take an immediate right hand turning onto Hillhead. Continue up Hillhead for about 0.2 mile turning right onto Old Sidmouth Road. Follow the road for about 200 yards where the driveway to Chartridge will be found on your
left-hand side.
