Description

Opposite the village church in the heart of the village, Tethersend is a very comfortable and well-proportioned modern house with easily maintained gardens, off-road parking and a double garage.

Situation and Description
Tethersend is situated in the centre of the rural village of Eaton Bishop, which itself lies in southwest Herefordshire in the heart of the Wye Valley. To the front, the property overlooks St Michaels church and to the rear there are some distant views over village gardens to countryside. Eaton Bishop has a thriving community centred around the church and an active village hall, for example weekly coffee mornings, monthly Farmers’ market, Curry and Quiz nights and a village show and there are local shops at the larger villages of Madley and Clehonger. A mobile Post Office van visits the village once a week. Extensive facilities are then available at the cathedral city of Hereford, which offers a wide array of services together with a main line train station.

This well designed and deceptively spacious modern house offers practical living space that benefits from double glazing, gas fired central heating and all fitted carpets. In addition, there is an excellent double garage and plenty of parking space along with a small but well stocked rear garden, making the property ideal for a small family, a couple, or perhaps as a ‘lock and go’.

On arrival, a front porch leads into an entrance hall and then into a useful study with fitted office furniture which offers a quiet place to sit and work. There is a useful walk in understairs storage facility. The kitchen/breakfast room is an excellent space, with lots of fitted cupboards and drawers, as well as plenty of workspace and integrated appliances including a Zanussi built in dishwasher and built in NEFF fridge. In addition, there is a Rangemaster 110 cooker with extractor, a useful breakfast bar, windows on two sides and an archway through to a supporting utility room with built in Diplomat freezer and fitted Bosch washing machine and space for a tumble dryer and separate cloakroom.

A pleasant dining room is ideal for entertaining and overlooks a large and very comfortable lounge, which has a brick fireplace, large bay window with Venetian blinds at one end overlooking the gardens, and two sets of French windows with vertical blinds to the outside terrace.

From the dining room a fully carpeted staircase leads up to a first-floor landing and the main bedroom which offers plenty of light and space. There are large, shuttered windows to the front and rear with distant views and a range of fitted bedroom furniture including a dressing area with a full-length mirror and fitted wardrobes. An en-suite shower room is then very well appointed with a white suite, ladder radiator, vanity unit and large mirror. There are then two further double bedrooms with fitted wardrobes and drawers supported by a family bathroom with separate shower and bath.

There are TV points in all the living areas.

Outside
Tethersend is approached from the village lane by its own private driveway which provides parking for several cars and leads to a very useful double garage with twin up and over doors to the front, power and lighting, tap and fitted hose reel and range of shelving, and an internal door through to the entrance hall.

The gardens then lie to the rear and although small are well enclosed and established and have been designed for ease of maintenance. Offering considerable privacy, they include a lovely sun terrace which adjoins the house, a pergola, a side pathway with lockable gate to the front of the property and various shrubs and plants.

There is external lighting to the front, rear and side of the property, an external double power socket, and garden tap.
