This charming period cottage enjoys an excellent position being located in the heart of Ashton Hayes, a village with a rightfully excellent reputation that is also on the up with much recent investment. The Golden Lion pub is now community owned and presently undergoing refurbishment, the community run village store is thriving, the Church has been re-ordered and the children's play area with community room is a great place for families. Put it all together and it's a super combination.

The cottage itself has been extended and now offers a comfortable amount of ground floor living space with its central entrance hall and stairway separating the two sides of the double fronted property. To the right, you have the main living room with a gorgeous central fireplace and surround. On the left side of the home is a dining area with fireplace that opens through to the kitchen and garden room to the rear. This garden room is a particular highlight as it enjoys plenty of natural light from the South facing garden and direct access on the patio area.

The first floor houses the two bedrooms, both comfortable double bedrooms which are served by the modern and stylish family bathroom with large walk in shower enclosure.

My personal favourite aspect of this home through has to be the outdoor space. This begins with a large patio area that steps up to an additional tiered seating area before opening up to the lawn garden. Standing back and looking at the property helps you appreciate how well the traditional period style has been balanced with the modern extension. The lawn garden continues with a collection of bedding areas and mature plants until at the rear of the plot you will shed storage, cleverly screened off from the seating areas. There is on street parking available in front of the property.

Ashton Hayes is a very popular village just nine miles from the city centre of Chester and six miles from the beautiful Georgian High Street of Tarporley. The village is picturesque and enjoys many amenities including community run village store and post office, children's nursery and well supported Parish Church. The village also has a playground, community café with rooms for hire and an active community. Ashton Hayes is aiming to become England's first carbon neutral village, has become famous for its efforts and has now established a community energy company. The Golden Lion pub is soon to reopen as a community pub.

In terms of education, the village has its own highly regarded CoE primary school and the area as a whole is renowned for excellent educational choice in both the state and private sector. In the state sector Helsby High School, Tarporley High School and Christleton High School are in within travelling distance whilst options in the private sector include Kings, Queens and Abbeygate in Chester and The Grange in Hartford.
Just over a mile away is the nearby village of Mouldsworth. Amenities here include the Goshawk Public House / Restaurant and Mouldsworth Railway Station providing a direct link on the Chester to Manchester line. In addition to Mouldsworth there are railways stations at Helsby, Chester, Delamere, Runcorn, Frodsham and Hartford.

The area as a whole is ideal for the business traveller with key commuting locations including Liverpool (31 miles), Manchester (38 miles) and Warrington (19 miles). Excellent links to North Wales and the wider motorway network are found close at hand via the A55, M6, M56 and M53. There are international airports at Liverpool and Manchester whilst Media City UK is located at Salford Quays.

Leisure facilities and attractive lifestyle options are found in abundance in and around this beautiful part of Cheshire. There are superb walks on the doorstep whilst the remarkable Delamere Forest can be accessed on foot for those who enjoy long walks in the countryside.
