Description
Situation - Trevelin Brenn is situated in the Cornish countryside in a fine tucked away, yet accessible, position. Indeed, the holding lies only about 2 miles from the junction onto the A30(T) at Victoria, Bodmin Parkway Railway Station is about 10 miles, and Newquay Airport about 9 miles. There is a primary school at the pretty village of St Wenn about 1.5 miles to the north.
Being centrally located in Cornwall, Trevelin Brenn is well positioned to access both north and south coasts and the towns of Padstow, Newquay, Bodmin, St Austell and the cathedral city of Truro being the commercial and retail centre of Cornwall.
Town And Country Planning - Detailed and Conditional Planning Permission was granted by Cornwall Council on 22nd July 2015 (application No: PA13.07736) for the restoration of the mill and the erection of a new main dwelling. The design of the new main dwelling was revised by way of a grant of Conditional Planning Permission on 1st February 2017 (application no: PA15/11460).
Detailed and Conditional Listed Building Consent was granted on 7th July 2015 (application no: PA13/07737) for the restoration of the mill/cottage – in association with the consent for the new build.
The septic tank was installed in 2015 and the foundations to the new-build have been laid in 2015/early2016 and a Stroma Building Control Limited inspected on 1.10.2015; 5.01.2016; 22.01.2016 and 4.02.2016.
There are associated Section 106 Agreements between Cornwall Council and a previous owner dated 20th May 2015 and 20th January 2017 which, in summary, set out that the restored mill is residential accommodation ancillary to the new main dwelling; that the mill, mill pond and mill races are substantially restored/completed within 3 years of first occupation of the new main dwelling and that if the mill or new build are sold or leased separately from each other, the right to occupy the restored mill as residential accommodation is removed.
Detailed and Conditional Planning Permission was granted by Cornwall Council on the 3rd October 2018 (PA18/07032) for the erection of an agricultural barn to be used for non-domestic storage and livestock.
Cornwall Council discharged Conditions 3, 4 and 9 of Decision Notice PA13/07736 on 21st January 2016 (application no: 10993) and Conditions 3, 4, 5, 6, 7, 8, 9, 10, 11, 13, 14 and 15 of Decision Notice PA13/07737 on 25th January 2016 (application no: PA15/10991).
Copies of all planning documentation and all associated drawings are available on request from Stags’ Truro office or can be viewed on the Cornwall Council Planning website – www. .
Description - The approach to Trevelin Brenn is over a most attractive private daffodil lined driveway which leads to car parking and turning areas adjacent to the location of the new Grand Design residence with further vehicular access leading onto the stables, old mill and cottage and the outstanding modern barn.
The new main build is wonderfully situated and its current accommodation is shown on the attached floor plan. It is considered that, given the size and scale of the contemporary new-build, there is considerable potential to alter the existing layout to create further bedrooms if desired – subject to all necessary consents and approvals.
The renovation and reconstruction of the old mill and adjoining cottage, which is listed Grade II as a Building of Special Architectural or Historic Interest provides for ancillary accommodation to the main dwelling and, again, the layout is shown on the attached floor plan. The associated Bat House has been erected.
The Stables - A block of three stables and tack room with overhang, concrete base and outside concrete apron.
The Modern Barn - A first-class steel framed Modern Barn about 80’ x 40’ with concrete base, block walls, profile sheeting, space boarding, electric roller doors, water, high eaves, lighting and skylights. Mains electricity connected.
The Land And Woodland - Of real appeal, the land and woodland with Trevelin Brenn presents a varying landscape with attractive pasture fields, mature hedges and deciduous tree standards, pond and areas of lower lying woodland and land through which is an attractive stream runs.
The land offers high environmental and conservational appeal fully complementing this opportunity to purchase and create a high quality contemporary residence in the environs of an historic old cottage and mill. In total, Trevelin Brenn extends to about 24.62 acres.
Viewing - Strictly and only by prior appointment with Stags’ Truro office on .
