Property Description - Approaching the property, you’re greeted by a spacious hardstanding area offering off-road parking for multiple vehicles, along with a low-maintenance front garden adorned with stone chippings and raised beds, featuring vibrant shrubbery. The driveway extends alongside the property to the single garage, complete with power and an electric roller door for added convenience.

Step through the composite double-glazed door into a bright and spacious entrance hall, boasting a storage cupboard and access to the loft.

The lounge is well-proportioned and bathed in natural light from the front and side aspect windows. Tastefully decorated, it offers ample space for a large L-shaped sofa and sideboards.

The heart of the home lies in the extended open-plan kitchen, living, and dining room. The kitchen area features a sleek design with a blend of wall and base mounted high-gloss units, adorned with brushed steel handles, complemented by a marble effect worktop extending to the splashback. Integrated appliances include a fridge freezer, electric oven, induction hob with extractor fan, integrated microwave, and dishwasher.

Wood-effect flooring flows seamlessly from the kitchen into the spacious living/dining area, where large windows flood the room with natural light from the southwest aspect. Double doors open onto the rear garden, creating a seamless indoor-outdoor living experience.

The primary bedroom is generously sized and enjoys an abundance of natural light from the dual aspect windows. Timber panelling creates a feature wall, while ample space is provided for freestanding wardrobes.

Similarly, the second bedroom offers generous proportions, with space for a double bed, chest of drawers, freestanding wardrobes, and the added convenience of an integrated storage cupboard.

The shower room is a contemporary masterpiece; fully tiled with marble-effect tiles, it features a large handwash basin with storage options beneath. The low-level shower tray is fitted with a clear glass screen and a rainfall shower head with a handheld diverter, while a stylish heated towel rail completes the modern aesthetic.

The garden is a true showpiece, basking in a sunny southern aspect and offering a serene backdrop of Coed Y Gopa Woodlands. Sandstone tiles stretch throughout the garden, leading to a timber deck terrace, perfect for alfresco dining or soaking up the sun. Enclosed by secure timber fencing, a charming timber pergola adds a touch of charm to the space.

Abergele - Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
