Description

**OPEN DAY SATURDAY 14TH JUNE - BY APPOINTMENT ONLY**

Set between the sea and the South Downs, Coombe Farm is more than a collection of homes, it's the start of a new chapter. Tucked between the downs and the edge of Saltdean, and just moments from Brighton, this rare opportunity offers 13 thoughtfully designed family houses under the Shared Ownership scheme. Each home is a place to breathe, grow, and belong, where back gardens invite barefoot summers, neighbours become friends, and the gentle rhythm of nature is part of everyday life.

Coombe Farm is a rare opportunity to own a brand new home in the heart of Saltdean. Here, 71 thoughtfully designed houses offer the best of modern coastal living, each with its own private garden and parking space. These are homes made for real life, for slow weekend breakfasts, garden picnics, after-school bike rides, and Sunday dog walks on the Downs.

Whether you're starting a family, upsizing from your first home, or simply looking for space to settle, Coombe Farm welcomes you with warmth and a deep sense of belonging. Here, you’ll discover the charm of countryside living with city life still within reach, and the kind of home that supports every part of your journey.

Inside, the homes are warm, contemporary and easy to live in. Open-plan living spaces make everyday life feel connected, while large windows fill rooms with natural light. Kitchens are finished in rich Indigo Blue, with chrome details, soft grey worktops and fully integrated appliances that keep everything running smoothly. Bathrooms are calm and understated, with soft grey tiling, chrome fittings and heated towel rails adding a quiet touch of luxury.

Location
Step outside and you’ll find that nature is never far. The South Downs are right on your doorstep, offering endless space to explore, whether it’s early morning runs, family adventures, or peaceful walks as the sun sets over the hills. The landscaped common at the centre of the development has been designed to bring people together, with a natural play area, wildflower meadow and places to meet, rest and reconnect.

Close by, Saltdean Lido offers swimming, classes, cinema nights and café culture, while the nearby high street provides all the essentials, from the Co-op and post office to cafés and takeaways. With great schools close by, good transport links to Brighton, and a strong sense of community, Coombe Farm is a place to put down roots and truly feel at home.

Shared Ownership
Shared Ownership is a government scheme that enables you to buy an initial share in a home (usually between 25% – 75%) while paying a reduced market rent to a housing association on the remainder. This means you can get your foot on the housing ladder with a lower deposit, at a price that you can afford. As you save money and your financial situation improves, you can buy additional shares, in 10% increments, in your home until you own 100%.

To apply for shared ownership:
• Your household income must be £80,000 a year or less and;
• You must be unable to afford all of the deposit and mortgage payments for a home that meets your needs.

One of the following must also be true:
• You’re a first-time buyer
• You used to own a home but cannot afford to buy one now
• You’re forming a new household - for example, after a relationship breakdown
• You’re an existing shared owner, and you want to move
• You own a home and want to move but cannot afford a new home that meets your needs

Shared Ownership enables you to buy the home you want at a price you can afford and at a repayment that is affordable for you.

Example Share at 35%
Price: £148,750
Full Market Value: £425,000

Monthly cost for the example two bedroom home approximately £1,437.07 (including mortgage and estate charge, based on a 35% share with a mortgage rate based on a 90% repayment loan over 30 years at an interest rate of 6% with a 10% deposit, and includes the rent which is charged at 2.75%, in line with Homes England recommendations. Note that the rent can increase once a year by CPI plus 1%). This figure is a guide only. You must obtain advice from a qualified advisor.

The Development

Where applicable, these homes will remain as affordable housing tenure and are specifically shown to make it clear that they are not available for general sale.
On the Coombe Farm development, the planning consent requires 16 homes for affordable rent and 13 homes for shared ownership. These homes will remain as affordable housing tenure.
An additional 30 affordable homes will be provided for low-cost rent, supported by funding from Homes England. These homes are also expected to remain under affordable housing tenure and are being initially offered to key-workers.
The remaining homes on the development are available for open market sale.
Please note that the mix of tenures on the development may change.
