THE PROPERTY
Park House is an impressive country house of significant substance, beautifully set within picturesque landscaped gardens approaching 3 acres. Believed to date back to the early to mid-16th century with several later additions including a recent extension, Park House is Grade II Listed, as being of special architectural or historic interest and is coming to the market for the first time in 35 years.
Extensively and sympathetically modernised over recent years, the property provides very well-proportioned, comfortable family accommodation arranged over three floors.
Presenting colour washed rendered elevations under pantile roofs, the property, which was originally under the ownership of the Duke of Grafton’s Euston Estate, has accommodation extending to around 7000 sq ft plus additional annexe accommodation and a detached outside office.
The vaulted entrance lobby leads into a large reception and dining hall, which features a flagstone floor, a large open red brick fireplace with bressummer beam and displays fine ceiling timbers and exposed studwork. The very well-proportioned drawing room has front and rear aspects with three sets of French doors leading to the rear garden and also features a most attractive open fireplace, installed by the current vendors, believed to date from the Louis XIV period, flanked by shelved alcoves. A door leads to the rear hall, which also accesses the garden and doors lead into the kitchen/breakfast room, which is comprehensively fitted with a wide range of bespoke units under granite worksurfaces with integrated appliances including a two-oven electric Aga, dishwasher and further built-in oven and four ring hob with extractor over. A central island has a solid wood work surface with many cupboards and units under. Double doors lead to the garden and a second set of stairs lead to the first floor. There is also access to the side lobby, which is fitted with storage cupboards, meter cupboards and a door to the garden. The laundry room is fitted with a butler sink with a cupboard under and tiled work surfaces with space, cupboards and drawers under, a range of matching eye level and high-level cupboards above and has a door which leads to the rear garden and accesses a shower/cloakroom. The sitting room, which is accessed from the reception hall and the kitchen/breakfast room, has a dual aspect and features an open fireplace and several bespoke bookcases. From the rear hall stairs lead down to the cellar, which has fitted shelving and houses the water softener and boiler.
On the first floor the landing leads to four double bedrooms with the master having a dual aspect, fitted wardrobes and cupboards and an adjoining library/study, which also has a dual aspect and there are three family bath/shower rooms. Two sets of stairs lead to the second floor vaulted accommodation with a TV room and two separate bedrooms, all fitted with many bespoke wardrobes and units. A further area on the second floor has a dressing area, which leads into a double bedroom with fitted units and has a dual aspect.
OUTSIDE
The gardens and grounds at Park House are of particular note, being meticulously landscaped with an abundance of mature planting and many areas of yew topiary including paths and walkways and an attractive parterre garden. There is a large area of formal lawns with many mature trees and shrubs and a large bespoke children’s playhouse.
The secluded swimming pool area comprises a large pool house, which has a covered seating area ideal for alfresco dining, changing room, shower room, kitchenette, gym, pump house and a storage room. The pool measures approximately 13m x 5m and is surrounded by lawns. An adjacent enclosed area has a hard tennis court and further areas of garden. Abutting the rear of the house is a very large paved terrace with several seating areas, enjoying views over the gardens.
The front of the property is approached over a gravel driveway leading to a large parking area for numerous vehicles and a detached double garage. The remaining gardens to the front are predominantly laid to lawn with many mature shrubs, trees and well stocked beds, further ornamental topiary and mature hedging.
In all the gardens and grounds extend to around 2.75 acres (sts) and enjoy a private and picturesque countryside setting.
ANNEXE
Located to the east of the house is a detached brick and flint annexe, which has a large open plan living room and bedroom area with a kitchenette and a shower room.
OFFICE
A detached brick and flint building adjacent to the annexe has been converted into an office and also has a large seating area.
