a dormant brownfield waterfront site extending to approximately 18 hectares (44 acres) (Title
Number: FFE40197).
The former hard rock quarry and foreshore is situated on the northern bank of the Firth of
Forth estuary located on the south-eastern periphery of the Fife town of Inverkeithing,
approximately 10 miles to the north-west of Edinburgh. Quarrying and associated operations
at the site extended from 1896 to the 1980s when the excavated hillside quarry void was
water-filled to create the current deepwater pond bound by rocky cliffs.
Location & Connectivity
Inverkeithing along with Dunfermline, Rosyth and Dalgety Bay collectively comprise of the
Forth Bridgehead area in Fife, an increasingly popular location for suburban housing and
industry as a result of accessibility to major transport infrastructure.
Prestonhill Quarry benefits from excellent connectively via the M90 motorway (1.4 miles),
Inverkeithing Rail Station (0.8 miles), Ferrytoll Park & Ride bus park (1.3 miles) and
Edinburgh Internation Airport (11.6 miles). The Fife Coastal Path, a long-distance coastal
footway extending 116 miles and linking the Forth and Tay Estuaries, runs along the
southern boundary of the site.
Planning
An application for Planning Permission in Principle for Prestonhill Quarry (Fife Council Ref.
22/04086/PPP) was refused at Committee in May-2025 (vote of 6 to 5) going against officer
recommendation for approval. The application comprised comprehensive re-development
proposals incorporating a mixed-use scheme of 180 residential units (including affordable
housing units), café/bistro, associated access, open space, landscaping & other
infrastructure. The quarry void would be infilled as part of these proposals. The application
also included two adjoining land parcels (outlined blue and purple in the Location Plan)
which are under separate ownership are not being offered as part of this sale.
