Description

An exceptional country house on the shores of Luce Bay

Description

Chapel Rossan is a truly exceptional Category B Listed villa of significant architectural merit and historical interest. Dating back to circa 1848, this elegant residence boasts a wealth of period features and occupies a commanding position overlooking Luce Bay within approximately 3.9 acres of mature and picturesque grounds.

The property features classic architectural detailing, including a striking pitch slated roof, distinctive cylindrical chimneys, elegant pointed-arched Y-traceried windows, and a substantial studded door to the front elevation. Internally, the property offers generously proportioned rooms, many enjoying a dual aspect and retaining original sash and case windows complete with working shutters.

The ground floor provides a versatile layout, beginning with a welcoming reception hall. Principal reception rooms include a comfortable sitting room with focal fireplace, and an impressive drawing room designed to capture the coastal views. A significant feature is the extensively renovated and improved 'south wing', incorporating a contemporary kitchen and stunning bespoke Mozolowski & Murray conservatory, with panoramic views and French doors to the garden. The ground floor is completed by three double en suite bedrooms, an office and shower room.

The first floor comprises three further double bedrooms, all with en suite bath or shower rooms. The family bathroom features a roll-top bath, whilst bedroom two includes built-in wardrobes and French doors.

Gardens and grounds
Chapel Rossan is nestled within approximately 3.9 acres of mature and exceptionally well-maintained grounds. The property is bounded to the west by a high stone wall along the public road and to the east by a picturesque sand and shingle beach, offering direct access to the sea.

The main entrance leads to a walled courtyard in front of the house, providing ample parking for several vehicles. The partly walled and very sheltered gardens extend parallel to the shore and are beautifully landscaped, divided by a natural burn that meanders into stone culverts leading to a series of charming garden mill ponds – a truly unique feature. A small capped well is situated within an area of woodland, which comes alive in the spring with a vibrant display of snowdrops, daffodils and bluebells.

A secondary entrance gate and driveway provide vehicular access to the rear of the property. Beyond this lies a paddock, offering exciting potential for the erection of a second dwelling house, subject to obtaining the necessary planning consent.

Outbuildings
The large brick and stone and tiled garage can accommodate a number of vehicles and has an automatic door together with workshop and loft space. Three brick and stone stores in the grounds provide useful storage.

Location

Directions
From Stranraer, follow the A77 south out of the town, continuing straight on as the road becomes the A716 to Drummore. Pass through Ardwell, and Chapel Rossan is a few hundred yards beyond the village, on the left hand side.

The position of Chapel Rossan is possibly the finest in the Rhins peninsula of Galloway. The area is famous for its favourable climate, with warm summers and mild winters due to the micro-climate created by the Gulf Stream. The gardens, once part of Logan Estates (as were the now independent and famous Logan Botanical Gardens), are stocked with a dazzling array of specimens. The nearby village of Ardwell has a church and a marine shop offering a variety of small sailing craft for sale and hire and also facilities for launching into the bay via a slipway located just beyond the property's boundary. The village of Sandhead is about 3 miles to the north and has a range of local amenities including a primary school, post office, doctors' surgery, general store, tea room and bar. Portpatrick and Stranraer provide a wide range of amenities including hospitals, secondary schools, supermarkets, hotels, shops and restaurants, with leisure facilities such as private health and fitness clubs, indoor swimming pools and a curling rink. There is a newly built marina at Stranraer and further sailing opportunities at Wigbay, Portpatrick and numerous other locations throughout the region. Galloway Forest Park in nearby Newton Stewart has rare Dark Sky Status.

Glasgow and Edinburgh, with their airports offering regular domestic and international flights, can generally be reached in about 2 to 2 ½ hours by car. Prestwick Airport has regular flights to holiday destinations, and the two ferry ports at Cairnryan offer regular high speed and conventional sailings to Belfast and Larne.
