Preston Mansions is an exclusive apartment complex looking out over the green environs of Preston Park. Built in 2006, it remains one of the most prestigious in the area with a contemporary and luxurious finish. This two-bedroom, two-bathroom property resides on the first floor with a westerly aspect to the front looking out over Preston Park’s Rose Garden, while to the rear, the views are equally green looking down to the communal courtyard garden. The main reception is particularly spacious with an open plan kitchen, ideal for entertaining, and both bedrooms are double, suitable for professional sharers or a family unit.

The building is beautifully maintained, expertly managed with 24hr CCTV and a secure underground parking space, so it could be the perfect ‘lock-up-and leave’ for those who travel on a regular basis. Transport links are excellent, with two commuter stations within walking distance, and the local schools, both state and private, come highly acclaimed, so this will also appeal to home seekers and investors alike.

Why you’ll like it:
This prestigious development of contemporary apartments looking out over Preston Park is known for its exclusivity and style, standing out amongst historic neighbours with its curved façade adorned with glass balconies; akin to a modern sea liner facing south towards the coast. You enter through iron gates, decorated with sweet bird motifs, via a video entry system, then through the communal hallway which feels much like a five-star hotel with gleaming floors, designer artwork and gentle lighting. Here, you take the lift or stairs to the first floor where the apartments are clearly numbered.

Stepping inside, you are welcomed into a spacious hallway with deep storage cupboards to house utilities and household items ensuring the flat remains clutter free. Plush carpet underfoot flows seamlessly across thresholds into the bedrooms and main living area, complementing creamy walls while bringing unison to the space.
The main event in this apartment is the magnificent open plan living room and kitchen which is a delightful space for sophisticated entertaining. There are defined areas for comfortable seating and formal dining, and while the kitchen is open to the room, it is recessed making it feel separate whilst retaining the social aspect of open plan living. The westerly wall is almost entirely glazed framing green and leafy views over Preston Park while bringing a warm light through during the afternoon. These views are ever changing with the seasons, providing a wonderful backdrop to the space.

The kitchen area has high quality, gloss units in cream paired with dark wood laminate worktops which form a peninsula island with breakfast bar seating. Into these, the fridge, freezer, microwave, dishwasher, fan oven and induction hob are all seamlessly integrated, so you can move straight in with relative ease.

Returning to the hall, the principal bedroom shares the same sunny aspect and park views. It is a wonderful size with space for a king size bed while built-in wardrobes maximise the floor space further. The en suite is well-appointed with a roomy walk-in shower and built-in mirrored cabinetry for toiletries to maintain the streamlined aesthetic.

Peacefully positioned to the rear of the building, looking down to communal gardens within an internal courtyard, bedroom two offers a tranquil retreat for a truly restful night’s sleep. It is another spacious double room with easy access to the second bathroom where you’ll find a rainfall shower over the panelled bath.

Agent’s thoughts:
These apartments were cutting edge when they were built in 2006, and they have stood the test of time to remain luxurious and high-end in 2025. You get the best of both worlds with the city, stations and shops nearby, while being surrounded by peace and greenery – just perfect. In addition, water rates, a gardener and a cleaner for the communal ways are included in the maintenance fee.
Owner’s thoughts:
"We’ve loved living in this apartment for the past 11 years. It’s been the perfect home for us—when we moved in, it was just the two of us, and now our children are in primary school! The location has been ideal: within walking distance of Brighton, Preston Park, and London Road stations, making commuting to London or nearby towns a breeze. For drivers, the A23 and A27 are just a five-minute drive away. The underground car park has been a real luxury—keeping the car frost-free in winter and cool in summer, and giving us total peace of mind. There’s a wonderful mix of residents here too—friendly, welcoming, and always happy to look out for one another.

One of the things we’ll miss most is the view from the living room and main bedroom. The floor-to-ceiling windows look out over the Rose Garden in Preston Park, providing a beautiful outlook throughout the year—from lush greenery in summer to golden leaves in autumn. We’ll also miss the independent shops, cafés, and takeaways around Fiveways and Beaconsfield Road, as well as the many lovely walks into town and down to the seafront. Having Preston Park right on the doorstep has been such a gift, especially with children. The area is also excellent for schools—we’ve been fortunate to be in the catchment area for Downs, Stanford and Balfour.

After more than a decade here, we’re only moving because we need more space as the children grow. It’s a wonderful flat in a fantastic location, and we’ll be very sad to say goodbye."
