Property Insight
Ensum Brown are delighted to offer this recently refurbished detached family home situated in the quiet, desirable village of Burwell. This immaculately presented property with no onward chain, is moments away from countryside walks leading to Burwell and the Nature Reserve Wicken Fen. The 2525.2 sqft House offers 3 reception rooms, a kitchen/dining room, a utility room, a cloakroom WC, 5 substantial bedrooms, a family bathroom, 2 en-suite bathrooms, and a generously sized and enclosed private rear garden. This remarkable home is appointed with a gravelled driveway that offers enough space for several vehicles.

This substantial private home enjoys excellent kerb appeal, with an attractive and beautifully presented frontage. Front borders, climbing roses and beds brimming with plants and shrubs surround the extended gravel driveway which is fitted with an EV Charger and gated access to the side of the house. The house and garden are benefitting from a fitted alarm system with camera.

Upon entering Highbury House through the bespoke timber front door, the high standard seen throughout, is immediately evident. The bright entrance hallway is laid with beautiful Cotswolds limestone tiles with brushed and tumbled finish. Underneath the stairs is a clever and discreet storage space. Renovated with flow in mind, the Limestone tile flooring continues throughout the kitchen, which is accessed through a double glazed, black aluminium framed internal door. The highlight of this property is undoubtedly the high-end finished and meticulously planned kitchen with Häcker units. The Shaker doors are in a shade of light blue fitted with soft closing system, brass handles and knobs and finished with white marbled quartz worktops. The island is commanding in size but architecturally appealing in proportions to the room itself. In prominent position, the island holds the Neff induction hob with built in ventilation system, so the chef in the family always faces the crowd when cooking. The island benefits from a breakfast bar overhang and the dining space is big enough for a dining table that comfortably seats six to eight people. The integrated appliances enhance the overall aesthetics of this luxury kitchen with quality, functionality and design. Appliances also include a Neff Slide & Hide oven, a Neff compact oven with microwave, a built in Neff dishwasher and the above-mentioned Neff hob. The Caple under-counter wine cabinet has a capacity of 38 bottles and offers the opportunity to store white and red wine at two different temperature zones. The built in Samsung French style fridge/freezer, is plumbed to ensure filtered drinking water and ice cubes.

A door leads to the utility room which provides a built in wardrobe for more coats and shoes, a second fridge, a sink, space for large laundry appliances, and access to a walk-in pantry. This area has been recently redecorated with new cupboards, LED ceiling lights, and bespoke cabinetry for cleaning products and utility items. The shaker fronts are painted in a matt sage green which complements the calm environment in the house, that can be entered through the black rear door from the garden. There is underfloor heating in the entrance hall and kitchen as well as the  study. The study is featuring a bespoke built in cupboard, a standing desk and a big corner desk, offering elegant storage and a seamless and functional workspace at home.

The lounge is an exceptionally beautiful space, enjoying windows to the front and double-glazed sliding doors to the garden. The inset HETA fireplace is built into the chimney breast leaving only the sleek black front with its panoramic window visible. Attractive wood flooring, sconce lighting and ample space for a variety of lounge furniture makes for a generous yet informal family room. The snug is a spacious room with a cosy ambiance, featuring soft lighting, carpets and , benefiting from two windows to the front aspect of the house, with space for a corner sofa and storage units.

Upstairs on the first floor, this stunning home continues to offer impressive accommodation. Five well-proportioned double bedrooms, of which three bedrooms benefit from bespoke and custom-made integrated storage. The family bathroom contains a shower, a bath, a WC, and a hand wash basin as well as an electric towel radiator. Fresh air and natural sunlight can come through a window to the garden and a VELUX roof window. The primary bedroom is particularly generous and enjoys a recently upgraded en-suite, with a modern 4-piece suite, comprising a bath, a shower, WC and a floor standing bathroom vanity unit with basin. New tiling, LED lighting, LED lit mirror and chrome fixtures complete the picture. The second bedroom also benefits from its own en-suite shower room. All bedrooms are fitted with made-to-measure blackout blinds.

Outside, to the rear, the landscaped west-facing garden is an excellent size, fully enclosed by attractive fencing and mature hedgerows to the left, and a striking curved wall to the right of the property. The wall retains so much warmth in the summer months, that the current owners have managed to grow Mediterranean stone fruits such as peaches and nectarines on trees that are trained along the wall. This quiet oasis offers a wonderful space to sit and enjoy the sunny days. It is laid mainly to lawn, with a large garden terrace spanning the width of the house, providing ample space for garden furniture, eating meals al fresco, playing games and entertaining guests. There are beautifully maintained borders and beds, with mature trees, shrubs and flowers and raised beds to grow your own crop. The 16 x 10 ft timber shed is built on a solid concrete foundation and offers space for several bikes, lawnmowers, gardening tools and lots more to store away.

Planning permission was previously granted by East Cambridgeshire District Council (Ref: 20/01004/FUL) for the construction of a new garage to the south side of Highbury House, featuring an up-and-over door.

Carefully executed enhancements and significant upgrades by the current owners have led to a notable enhancement in the properties energy rating which increased from 66 D to 76 C.

Location - Burwell
Burwell is a pretty parish village, situated 4 miles from the market town of Newmarket, 10 miles northeast of Cambridge, and lying on the southeast edge of the Fens, with good transport links along the A14 between the Cambridge and Suffolk counties.

Burwell is steeped in history, with two conservation areas, the earthwork remains of Burwell Castle, a scheduled monument, and nearly 60 listed buildings. The Grade-I listed parish church of St Mary the Virgin dates back earlier than the 15th Century and enjoys an active churchgoing membership with events throughout the year. There is also a Baptist church north of the village and a Trinity church near St. Mary’s.

An annual carnival happens in June to raise money for charity, and a parade travels from the south of the village to the recreation ground, where stalls and fairground rides are present. The village has two village halls, 3 public houses including the Fox which often has many Street Food vans in attendance, The Five Bells, and also The Anchor which has been recently purchased and now offers delicious Thai Food. The village also has allotments, a café, a takeaway fish and chip shop, a doctor's surgery, a nursery, a Montessori, a playground for preschool children, and a primary school. Children attend secondary schools in either Soham or Bottisham. There are many sports, arts and crafts, and activities for all the family, as well as lovely walks around the village within striking distance of Wicken Fen Nature Reserve.

If you’re looking to purchase in the area, we highly recommend the vibrant village of Burwell!
