Description
Bought by the current owner in 2024 as a failing business, it has been turned around within just 12 months by the current owner and the hotel is now enjoying some good profit margins, however, it does still require further refurbishment and upgrading in areas in order to really realise its full potential.
The New Inn has a vast amount of history. It has a charming medieval courtyard surrounded by galleries which gives it a unique, historical atmosphere. Inside, you'll find thirty eight individually designed bedrooms each with exposed beams and original Tudor features. There are a number of public areas which offer dining and drinking along with sizeable function room on the first floor.
Built between 1430 and 1450 by John Twyning, a monk, as a hostelry for the former Benedictine Abbey of St Peter, it is on the site of an earlier inn. After the dissolution of the monasteries and St Peter's, the inn passed to the Dean and Chapter of Gloucester Cathedral and was leased to various inn holders until it was sold in 1858. It is famous for being the place where Lady Jane Grey, the nine-day queen, was pronounced queen from the balcony at The New Inn by the Abbot of Gloucester. It is the most complete surviving example of a medieval courtyard inn with galleries in Britain, and is a Grade I listed building. It is also believed to be the oldest surviving pub in Gloucester. Furthermore, William Shakespeare is reputed to have played here with his troop, and it is believed to be one of the UK's most haunted buildings, receiving much interest from locals, nationals, and internationals who come and stay at the hotel.
The hotel is situated on Northgate Street, one of four streets that join at a cross making the High Street. The hotel is centrally located and in a great position for the new University Campus due to open in September 2025 which is looking to hold some 4,000 students, along with being located just 300 metres from Gloucester Cathedral and a short walk from East Gate Shopping Centre and Gloucester Railway Station.
The creation of the new University Campus will significantly increase demand in the town, and is one of a few major projects in the area, another being a £1 billion project for a new Cyber Park between Gloucester and Cheltenham which will utilise the area in connection with GCHQ. It is set to be one of the country's leading organisations to combat cyber crime. A new office complex has just been built in Gloucester City Centre. At over £200 million, it is nearing completion. Fasthosts, an IT hosting company, are taking up a vast amount of office space there providing further jobs and in turn a requirement for staff and contractors to stay, drink and eat locally.
Internally, the hotel is vast and offers a plethora of public areas and functions spaces within a unique and historic environment, they offer a multitude of original features to include; wooden flooring, wood panelling, stone floors, inglenook fire places along with exposed beams and timbers.
The principle public rooms are mostly on the ground floors and offer an array of differing dining and drinking options, they include;
- Reception area to the front of the hotel, a stand alone room which could be utilised for other purposes
- Spacious and sizeable main bar offering a number of covers and access into the central courtyard
- Restaurant with it's own bar and space for a number of covers which links into the main bar or could be kept separate for a fine dining experience of private events.
- Further restaurant of vast proportions, a great space for a variety of uses and previously offering a carvery, it has access onto the courtyard and direct to the kitchens.
- Sizeable banqueting/function room on the first floor, it is a versatile space available for private events including weddings, parties, and corporate gatherings. It features a bar, catering kitchen, and offers a historic atmosphere making it a unique venue for celebrations
- A large commercial kitchen is on the ground floor and is fitted out with industrial appliances and offers copious amounts of storage
Trade fixtures and fittings are included in the freehold sale, those items personal to the current owner may be excluded. Contact the selling agent for clarity.
Letting AccommodationThe letting accommodation is spread across the first and second floors, it comprises thirty eight bedrooms, with each room individually designed to give them their own unique and quirky character. Each room comes with an ensuite bathroom, tea and coffee making facilities, and a TV. A variety of room types including single, double, twin, and family rooms, as well as a four-poster suite for a more luxurious stay. All rooms have historic charm and offer exposed beams and many original features.
External DetailsExternally, the hotel is situated around a beautiful medieval courtyard which in turn is surrounded by timber framed galleries, making it one of the most complete surviving examples of a medieval courtyard inn in Britain.
Accessed via an archway off the main pedestrian thoroughfare that is Northgate Street and laid with original stone flooring, it offers unique setting and ample space for a number of tables and chairs for outdoor dining and drinking, it also provides space for external events with live music.
This hotel provides a fantastic opportunity for an incoming buyer to realise the full potential of the business. Arguably one of the most historic businesses in the city, you will become custodian of a real and rare gem. The opportunities to increase and build on what the current owner has started is immense. This is something that will excite the imagination and offer a fabulous income stream for years to come.
