Entrance Hall – Kitchen/Breakfast Room – Sitting Room – 2 Bedrooms – Shower Room – Utility Room – Double Garage – Private Parking – Landscaped Gardens of ¼ of an Acre

This characterful dormer bungalow with balcony and veranda dates back almost one century and set within mature, landscaped gardens with unrivalled views, this property offers an idyllic retreat from the world, with walks from the end of the driveway, while being just half a mile from the town centre and from the railway station.

Ledbury is a charming and expanding market town in the east of the beautiful county of Herefordshire. The town has many amenities: Post Office, doctors’ surgery, supermarkets, independent retailers, farmers’ markets, sports facilities, a theatre and many cafes and restaurants. Ledbury has a primary school and a secondary school with a Sixth Form.
It is also home to the renowned annual Poetry Festival.

Hereford, Birmingham New Street and London Paddington can all be reached from the Ledbury railway station, just half a mile from the property.

The Malvern Theatres, Hereford Courtyard Theatre and the myriad Festivals in Cheltenham are all within easy reach. Local walks through beautiful countryside are easily accessed via the network of public footpaths that radiate from the town, the nearest of which are in the woods just yards from the property.

The Property

Innisfree is named after W.B. Yeats’s poem “The Lake of Innisfree” and although not lakeside, is certainly a place where one can “have some peace”. The accommodation, while offering some scope for updating, can be perfectly well enjoyed ‘as is’, by those who appreciate its quiet, vintage charm.

The main door opens into the former entrance hall, now with a wide arch opening up the space into the kitchen-breakfast room. There are base and wall units, tiled splashbacks, inset composite sink and drainer with mixer tap, inset gas hob over an electric oven and fabulous views from the windows. Pitch pine doors lead to the inner hall and sitting room.

The sitting room is a well-proportioned reception room with windows to two sides, a picture rail and a Clearview wood-burning stove on a brick and quarry-tile hearth with brick surround.

The second bedroom is on the ground floor, accessed from the inner hall, and is a good-sized double, with picture rail and views along the garden. Also from the inner hall, is the utility room, with space and plumbing for white goods, part-tiled walls and window and part-glazed door to the outside. The shower room is adjacent, with fully-tiled shower enclosure with glass bricks for extra light, a WC and vanity unit with useful storage and window to the side elevation. The boiler room is accessed from the garden.

Stairs rise to the galleried bedroom on the first floor, with a built-in wardrobe, eaves storage, windows to three sides and a door to the fabulous first floor balcony, which has rubberised tiles, metal railings and the most wonderful views. This is a balcony for artists and writers!

Outside

The property is approached from Upperfields via the driveway that leads to the double garage and turning and parking area. The garage has a concrete floor, side door and window and a remote controlled ‘up and over’ metal door.

The plot, which extends to just over ¼ of an acre, is mainly level, which is unusual in such an elevated position. The large patio to the front is separated from the parking area by a rose-covered trellis and the house itself is adorned with Virginia Creeper, a climbing rose and other climbing plants. A gravelled area is bordered by grasses and shrubs and this leads to the lawn, which is dotted with specimen trees and mature shrubs that provide year-round interest.
There may even be space for “nine bean-rows” and “a hive for the honey-bee” if required.

NB, the neighbouring property directly above Innisfree has a Right of Way to use the top of the driveway to turn into their own parking area.

Lovers of poetry may wish to quote aloud from W B Yeats: “I will arise and go now, and go to Innisfree…”

For everyone else:
From the ‘Top Cross’ in the centre of Ledbury, follow the A438 north towards the railway station for half a mile. Turn right up onto Knapp Lane and continue for one fifth of a mile, then turn right, immediately before the woods, onto Upperfields. Pass two properties on the right, then turn right onto the driveway down to Innisfree, as marked by a Glasshouse Properties ‘For Sale’ board.
