They don't build houses 'like this' any more....Why?? Because they want to cut back on size and make more profit.....and some would say, that this is why it's always advisable to buy an older home, over a new build!
So, buying an older home more often than not gets you better room sizes, but you do find that it's someone else's taste. But what I would suggest is to give it a fresh coat of paint, some new doors, and maybe carpets, and you've practically got yourself a new home. Even when you buy a new home, you still want to add your own stamp, don't you?? This way you end up with a biiger house for much less money than a new build.
Welcome to 38 Overton Close, this home fits all of the above and some.....
Pulling up outside, there's parking on the driveway for two cars, plus there's an integral garage. This garage could, if you really wanted, be turned into more living accommodation. You would need to approach the local planning department, but I see so many houses today with this work done that it can't be too hard to get permission. You might also want to chat with a reputable builder, too.
There is a side path and gate that leads us around to the back garden, obviously, but we'll come to that later. There is a decorative area of crushed slate with a verity of small shrubs and a large tree, to add a splash of colour to the concrete driveway.
Step through the front door and we find and inner porch, ideal for wet coats and shoes, with a storage cupboard directly on our right. The door straight in front of us opens to the integral garage. This, if converted, would make an ideal 4th double bedroom, a fabulous office, a playroom for the kids.....or many other uses, you decide.
The other door on our left opens into the open plan kitchen. Originally it would have had a corridor taking us directly past the kitchen and into the lounge, but this has been removed to offer more space, and what a great job it is too.
The kitchen feels larger than other homes that still have the wall and it's modern stylish units provide all of your storage requirements. Worksurfaces cover three walls and offer ample space for food preparation and also the a place for the 21st century gadgets that we've become so dependent on. There's a void for the washing machine / dishwasher or other, with a window looking out over the front from the sink.
From the kitchen we pass the staircase, for the moment, and step back into the lounge.
This is the kind of lounge we only dream of, it's a grand size and offers ample space for not only large furniture to laze around on while watching TV, but also room for a dining table and chairs. Entertaining friends and family will not be an embarrassment anymore......unless your cooking is that bad, but that's one problem I can't solve! Patio doors take us to the rear garden.
With it's fake grass, and easy to maintain crushed slate flower beds, this is a space to sit, relax, drink and enjoy the sunshine without feeling the need to upkeep it! Sounds like the perfect garden to me, it's private and ideal for BBQ's and sunbathing, what more could you ask for??
Back towards the lounge and up the turned, space saving staircase, we come to landing. Doors open to the three bedrooms and bathroom.
The main bedroom is a very generous size and looks out over the rear garden. It offers space for a large double bed and all of the freestanding furniture that you'd expect to find in here.
The second bedroom is not quite as large, as you'd expect, but still large enough for a double bed and most of the rest that you'll want.
The third bedroom is a very generously sized single bedroom, thanks to the very handy turned staircase. You may be able to squeeze in a three-quarter sized bed, but with not much space for accompanying furniture. It's a better sized third bedroom than most that I see, especially in this price bracket.
Finally we come to the main bathroom. In here we have all of our usual suspects, panelled bath with shower attachment over, for the best of both worlds. It comes with a handy glass screen to protect the water from splashing everywhere. We have a pedestal wash hand basin, and of course the, can't live without, toilet! All found in contemporary colours with the final 'piece de resistance' being a heated chromed towel rail. A frosted window keeps it nice and light in here and keeps prying eyes out **

Buckley Town centre is a short walk away, with it's vast array of shops and takeaways, you're a stones throw from Mold (please don't try this) and if you drive, just a few minutes away from Broughton Retail park and the A55. Perfectly placed, depending on your needs.
