In terms of space, there is no compromise here; you can set up a grand dining area with space to entertain large groups, and you’ve also the space to set up a large, comfy living space, ideal for curling up on the largest sofa you can find to watch the latest Netflix series or with one of the many books that will no doubt adorn those pretty built-in shelves.

There’s a sophisticated monochrome aesthetic that the living space gets away with as it’s incredibly bright; the southeastern aspect at the front floods this space with light during the day, and in the late afternoon to evening, you get the western light in from the rear window, so the dark floors, doors and frames work really well against the crisp white walls and ceilings.

There are some other nice touches we feel compelled to mention in the living space, such as the three-armed casquette ceiling lamps, descending from charming ceiling roses (these really are the perfect fittings for these large rooms), and the modern cast iron radiators, which are an authentic nod to the building's heritage and contrast beautifully against the white walls. There’s also the nook that is the perfect study space, nestled in the corner, and, of course, the black and white fireplaces, continuing the monochrome theme and giving the spaces a pretty focal point.

To the rear is the kitchen, which has a horseshoe configuration, giving enough counter space to prep a proper meal and keep everything to hand when you’re whipping up a storm. White tiles keep things classic, while the green will no doubt reflect the envy your friends have should you decide to buy this stunning home! Everything in the kitchen is integrated, and it’s illuminated by a large double-glazed window opposite. To the rear of this floor is the bathroom and separate loo, which is a nice set-up for couples who may need to get ready at the same time. The bathroom has a rain shower over a full-sized bath and is nicely finished with large tiles throughout, and there is also a large window for ventilation.

Moving upstairs, the flat feels equally as impressive as the first floor. There are three double bedrooms, which in estate agent-speak usually means "one double, one single, and one cupboard with delusions of grandeur." Not here. The main bedroom is a seriously impressive room; it’s almost five by five metres and has integrated wardrobes that flank a chimney breast, which retains its period fireplace. Finishing off the room are white floors and wooden shutters, which help control the morning light, which you will receive in abundance!

The room adjacent comes painted in that rich terracotta shade that's having such a moment right now, it’s another large room with space for as much storage as you’ll need, and there is yet another period fireplace! The third bedroom is at the rear, so it is ideal for guests as it gives separation from the main bedroom. It is also a chunky room with a built-in wardrobe, another fireplace and a dual aspect, which makes for a lovely bright space.

Now to the real showstopper! That roof terrace. Private outdoor space in the Triangle is rarer than hen's teeth, and this one's actually big enough to do something with. Picture summer evenings with friends, proper al fresco dining, maybe even space for some serious plant action if you're that way inclined. The fact that it looks out over the leafy surrounds rather than into someone's kitchen window is the cherry on top.

Tenure wise the flat has a long lease with 104 years remaining, the ground rent won’t break the bank at £20 per annum and even better, there is no service charge! There is a 50% contribution to the building insurance though, which has recently been around £320 per annum.

You're positioned perfectly here to make the most of what's become South London's most buzzing food and drink scene. The Alma pub, with its gorgeous Victorian interior, serves up food that'll have you questioning why you ever bothered cooking (their fried cauliflower is basically legendary).
