Description

REF MG1259 **Guide Price £375,000-£400,000**  Tucked away in a quiet cul-de-sac, this home could be the perfect jump onto the housing ladder or even a downsize move. There is plenty that we love about this home. Firstly, the open plan feel on the ground floor works really well. The upgraded kitchen which was installed in 2022 provides ample work surface prep space, as well as integrated appliances including an induction hob and oven, fridge, freezer and washer/dryer. The breakfast bar area is a nice touch whilst the sitting area is spacious and leads you through to the conservatory. Two useful storage cupboards and a cloakroom complete the ground floor space.

On the first floor, one of the key features is the size of the bedrooms. Both are good size double rooms and there isn’t the feeling of compensating with a small second bedroom. This room is currently used as an office, but measuring 13x10, it can easily accommodate a double bed. There is also the added benefit of two storage cupboards to this room. There is also a shower room and access to the loft.

The rear garden benefits from a favoured southerly aspect and features a lawn area and patio, perfect for a table and chairs. The garage has a side door access and the benefit of a pitched roof, with additional storage space. With parking in front of the garage, we think the garage offers the potential to convert if required.

The property tenure is freehold and the council tax band is D.

Location. Plumpton offers the perfect combination of a village lifestyle and a train station that takes you to London. The Fountain Inn pub is within walking distance of West Gate, whilst The Plough Inn can be found a mile to the north, both of which are a big hit with locals. You’ll find a variety of events on at the village hall, whilst the village store is a short walk to the south, as you make your way towards the station which connects to Haywards Heath and London, or Lewes and Eastbourne to the south. Both London Bridge and Victoria can be reached in an hour. Plumpton Primary school is a 10 minute walk, as is Honey Bees nursery. For further facilities, the historic town of Lewes is 7 miles to the East, whilst Burgess Hill is approximately 5 miles to the north west. Brighton can be reached within 20 minutes. There are plenty of local football and cricket clubs close by, with Mid Sussex Golf Club within 3 miles.

About eXp UK, South East

1 Northumberland Avenue, Trafalgar Square, London, WC2N 5BW

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
