Welcome to Hathaway Road, another stunning family home in the heart of Mere Green

We are delighted to market this THREE BEDROOM SEMI-DETACHED CHARACTER family home which is situated in MERE GREEN, Sutton Coldfield. MINUTES FROM THE M6 & M42 this is the perfect commuter property and also within easy reach of local schools, shops and amenities. This family home has been REFURBISHED throughout & really does need to be viewed to be appreciated.

Approached from the front via a dropped kerb leading to a wide driveway with space for three cars, access to the single integral garage/storage & side gated entry to the rear garden. A useful outer porchway opens into the inner hallway with stairs off to first floor, a glass panelled oak banister and oak doors throughout. Under the stairs is newly added guest W.C with wash hand basin - a must for modern family living. Set to the front is the lounge with its walk in bay window making this a light & bright space to relax in whilst the attractive decorative fireplace with floating oak mantel adds a touch of style.

The heart of this family home though must surely be this wonderfully updated open plan kitchen diner with a truly modern & contemporary feel making this both future proof as well as a delightful functional space for all the family & guests to enjoy. Completely refitted & reconfigured throughout with an oak topped island unit & wonderfully finished perimeter worktops with integrated appliances including a dishwasher, oven & fridge freezer. There is also ample space for a full-size dining table & chairs set overlooking the rear garden through the French doors & beyond. The garage had been divided to add a really useful utility room with space for a tumble drier & plumbing for a washing machine. This leads through to the garage/storage area for the essentials of family life - bikes, golf clubs & the like!

To the first floor are three bedrooms, two of which are good size doubles with built in wardrobe space to the master & the third a single bedroom often used as a nursery, dressing room or even an office space in these days of working from home. The family bathroom had been enlarged & refitted in stylish greys & whites to now accommodate a fantastic free standing bath, a separate walk-in double shower & a contemporary wash hand basin. To the outside is a tiered rear garden with a lawn area, a large patio for relaxing in & secure gated side access to the front driveway.

Please refer to the floor plan to appreciate the flow and approximate room sizes of this generously proportioned property. As this property will prove to be extremely popular please arrange a viewing as soon as possible for an invitation to the Launch Day.

Location Description:

Sutton has a lot of features that make it a haven for house hunters, including acres of beautiful green space. The area is home to Sutton Park, one of the largest urban parks in England measuring over 2,000 acres. The park is a jewel in the crown of the Royal Town and is a national nature reserve as well as a site of special scientific interest and a scheduled ancient monument.

The park has open heathland, woodlands, seven lakes, wetlands, and marshes - each with its own rich variety of plants and wildlife, some rarely seen in the region - there are even cattle and wild ponies that graze on the land. Activities in the park include sailing, canoeing, fishing, golf, cycling and horse riding.

Despite having such a huge area of parkland, Sutton Coldfield still has a bustling town centre - with the biggest amount of places to shop and eat outside of the city centre in Birmingham. There are three distinct shopping environments provided by the Red Rose Centre, The Mall and New Hall Walk. The Restaurant Quarter has a cosmopolitan mix of independent and chain eateries, offering everything from Spanish and Italian to Greek and Bangladeshi. There are currently over 22 bars, clubs and pubs in the town centre so there plenty of opportunities to enjoy the nightlife.

Sutton is also notable for being a great area for families. There are a number of great schools in Sutton, including Boldmere Junior School, which was named as one of the top primary schools in the whole of Birmingham in 2016. Students in secondary schools across Sutton regularly perform well in exams, with students in Bishop Vesey’s Grammar School, The Arthur Terry School, and Highclare School all gaining high percentages of A* - C grades over the past few years.
