Excellent proximety to manchester city centre as well as great transport links on the doorstep. Minimal noise despite central location. The only thing it is missing is a co-working or indoor social space!
How has the building management responded to any problems or issues you have raised:
All issues have been replied to quickly, with timescales given on when things can be fixed based on subcontractors lead times.

Great coffee (and dog treats!) in reception! Bonus!

Avoid Paying Upfront – Poor Refund Process, Unresponsive Finance Team, and Risk of Being Ghosted I was a tenant at Oxbow for a few months and paid everything upfront, including rent and car park fees. Near the end of my tenancy, I requested a refund for just the final month of car park rent, as I had chosen not to use the space. I clearly stated that I was not asking for any refund on apartment rent—only the unused car park fee. Oxbow agreed to the refund. That request was made back in February/March, but now it’s June, and I still haven’t received the refund. The only responses I’ve received have been vague explanations about “finance record discrepancies” and how my deposit supposedly doesn’t match, which needs to be resolved before the refund can be issued. Despite these excuses, nothing has progressed, and the finance team has been unresponsive. What’s even more frustrating is that Oxbow has now stopped replying to my emails entirely. I’ve already moved out, and it’s been months since my initial request. At this point, I’m genuinely worried I’m being ghosted and may never get my money back. If you’re thinking of moving into Oxbow, be extremely cautious about paying everything upfront. If you ever need a refund, you might be caught in a cycle of delays, vague excuses, and total silence from management. Worse yet, their system may blame you for internal errors and potentially try to charge you more down the line.

Please tell us about the good and bad aspects of living in your local area:
Location is great. It’s around a 15 minute walk into the city centre and we have multiple shops, parks and amenities such as gyms within walking distance. The nearest train station is around a 25 minute walk and Uber is always an option. The building is just off a main road so traffic noise and congestion isn’t too bad. Parking could be an issue if you don’t pay for the onsite car park but that comes at a premium cost of £150.00 pcm.
How has the building management responded to any problems or issues you have raised:
Whenever an issue has arisen, Oxbow have responded by sending out Dave. Each time this has been within 48 hours of our initial report. Sometimes, he has come to our property and fixed the issue on the same day! He always makes sure to greet us around the building and is a great laugh too.
Please share one thing (or more) which you wish you had known before you moved in:
Initially we were told that a nearby car park would charge £40.00 pcm and this was a no brainer considering living in a city with multiple vehicles between us. However, this was not the case. I have since gone with the on site car park at £150.00 pcm and this is a huge difference in price. I will say that the security and convenience is far better in the onsite car park than the nearby one.

Dave the maintenance man is THE man. Property is great! The staff are very helpful. Parking is tough if you don’t want to pay for the underground parking.

The issues are sorted with speed if there are any issues.

Parking is a nightmare. I was told it was £40 per vehicle per month at the car park behind the building but it’s actually £300 a month so be aware that parking is bad.

I wish we knew how many children would be in the building! It does get quite loud throughout the day and in the evening with kids playing outside in the courtyard
