Description
Jon-Paul Brampton presents...an escape to the country in the wonderful village of Wingrave.
The property
Siandy was built in 2006 and is situated in a tucked away cul-de-sac off of Church Street in Wingrave. To the unaware passer-by you would be forgiven for not noticing it's existence, such is the peaceful and unassuming location. A sweeping gravel driveway leads up to the property where you'll find a large oak framed double carport immediately preceding the house. A convenient and hassle free parking solution for all year round.
A pretty flower laden front garden invites you up to the entrance of this charming home. Once inside you'll immediately see the clever way this modern home was built to echo the character and charm seen so abundantly within this quintessential English village. A classic double fronted layout sees oak beams adorn the home throughout, providing a nod to the local history and lush countryside surroundings.
The large entrance hall leads to a study immediately to the right. To the left a a beautiful farmhouse style kitchen. Centred around a large range cooker with an array of wall mounted and under-counter cupboards this space has really family orientated feel. There is ample room for a table and chairs, and access through to a separate utility room. With it's external access to the side it makes for a very practical boot room.
To the rear of this home there is a good size sitting room. Floor to ceiling glass at the rear floods the space with light and makes the most of the beautiful views over the rear garden and countryside beyond. Adjacent is a separate dining room, again benefitting from access out and views over the garden as well as offering so much charm with its oak beams. There is also a downstairs WC for convenience.
Upstairs there are three excellent size double bedrooms, the main bedroom benefits from an ensuite shower room. There is a large family bathroom with bath and separate shower. There is also a fourth bedroom which is currently fitted out as a walk in wardrobe/dressing room, but could easily be returned to a large single room.
Throughout, this home is decorated and maintained immaculately creating a real homely feel. This continues outside where you'll find a good size rear garden with a stunning magnolia tree taking centre stage. Beyond the garden there are fields and uninterrupted views which provide a real feel of space and openness. To the front there is a gravel laid parking area in front of the oak framed car port. Behind here is a large tucked away shed which then leads around the side of the house.
All in all a stunning home, in a quaint and quiet position in a simply beautiful village. But please do not just take my word for it! Browse the photos, watch the video tour and read the description. And then if you think this could be the home for you please call to arrange a viewing.

The location
Wingrave is an extremely charming hilltop village heavily influenced by Rothschild architecture. There are plenty of local amenities including a local shop, Church, school, public house, garage and famous village pond.
But that is really just the tip of the iceberg, as if ever there was a village with a true village community it is Wingrave. There are a plethora of local clubs and societies for whatever tickles your fancy. Whether it be bowls or netball, there is something for everyone. During the warmer months a village BBQ takes place every other Friday on the Recreation Ground. A chance for villagers to meet and connect. There is afternoon tea at the church on a Wednesday, Curry, Pizza or Spuds night at the Community Centre. The village involves itself heavily in Bucks Art Week as there are numerous artists within the village, as well as holding open garden events.
In terms of broader amenities, the market towns of Aylesbury, Tring and Leighton Buzzard are all close by with their High Streets and Supermarkets, as well as all offering rail services into London.
Local schools include Wingrave CoE Combined and access to the Grammar schools of Aylesbury.
