Description

Broadhaven is a substantial five bedroom detached house of brick construction, constructed in 1991, which sits in an immersive acre of grounds. Built by a local reputable builder, the house was constructed to a very high standard and although now needs some modernising, offers flexible accommodation throughout and would make for a loving family home. The property benefits from a second detached dwelling on site with amazing scope for conversion and a small grazing paddock with roadside access located to the west of the property.

The Accommodation

The front door welcomes a spacious entrance hall with stairs to the first floor and gorgeous galleried landing. With plenty of storage under the stairs and throughout the remainder of the property, rest assured storage is not an issue. Located at the front of the house you’ll find the first reception room which is very generous in size and benefits from open views of the garden and countryside, as well as a side door which allows easy access to the garden. This room was designed as a sun room and features two lights with ceiling fans attached. From the hallway, the living room is accessed through double glass paned doors and a couple of steps. This snug space features a lovely bay window to the front elevation and sliding glass doors at the rear, in addition to the gas fire which is set in a beautiful stone fireplace. The chimney is still present and therefore there may be scope to disconnect the gas fire and install a wood burning stove. A bespoke drinks cabinet and door to the understairs storage completes this room.

The kitchen/dining area is fitted with a range of good quality floor units, overhanging wall unit with glass paned doors, breakfast bar, integrated 1.5 bowl sink with mixer tap, integrated electric hob and two integrated electric ovens. There is a small breakfast area used for dining with sliding doors to the outside path and garden. For appliances and white goods, there is a useful utility room off the kitchen which also has a side door for access and is fitted with some additional storage units, a second drainer sink and there is plumbing for a washing machine. For dining there is a separate room located at the front of the house which benefits from bay windows also and is perfect for hosting large family or guest dinners. A downstairs lavatory with parquet flooring finishes the ground floor.

Upstairs there are five good sized bedrooms including a master bedroom with ensuite bathroom. The first bedroom enjoys a dual aspect and benefits from fitted mirrored wardrobes. The second bedroom is located on the front of the house and there is ample room for several freestanding wardrobes or scope to have some fitted. The family bathroom sits in the middle of the landing and is complete with a large corner bath, separate shower cubicle with electric power shower, WC and wash hand basin. The master bedroom features fitted mirrored wardrobes along the wall with mirrored doorway and archway through to the ensuite bathroom which is complete with a second corner bath, WC, bidet, and wash hand basin with mirror above. There is a large cupboard with mirrored door off the ensuite bathroom. The fourth bedroom is also a good size and benefits from another ensuite bathroom with tiled walls, bath with shower over and shower screen, WC and wash hand basin. The fifth bedroom completes the first floor and would for an excellent study/crafts room. The loft is boarded down the centre of the house and makes for excellent storage but with the roof height there may be scope to convert.

Outside

Outside Broadhaven sits in approximately 1 acre of grounds with two separate entrances to the driveway and turning point. There is a former dwelling to the left of the property with a flat roof which is being utilised as a garage for parking however we understand this building is connected to services and does present a unique opportunity to be converted back to residential use or use as a holiday let. On the west side of the property there is a grazing paddock which is now overgrown but again could be brought back to life for some small livestock or pony. There is good access from the main road. There are sections of lawn on all sides of the property, mature trees which offer privacy and a wildlife pond.

Broadhaven is a wonderful, spacious family home with so much potential and viewings are highly recommended to appreciate everything this property has to offer.
