Description
A rather pretty, cottage style, detached bungalow built approximately 100 years ago set on a fine corner plot of approximately ¼ acre – Craigdhu Road and North Campbell Avenue. Driveway is from North Campbell Avenue.
Brick built the white painted rendered walls are set below a quite handsome Scots slate roof. The house has an “east” extension, off the kitchen, which adds a rather pleasant garden room (semi-conservatory style). Windows of mixed age/vintage are double glazed and there is a gas central heating system with a 15-year-old Viessmann combination boiler.
As clients will see from our imagery, and from reading the home report, the property needs investment with much of the spec, and certainly decor, dated. Equally, outside there are areas of the garden in need of cutting back and effort with the garage, greenhouse, and shed very old.
Reflecting the above a great opportunity presents for the buyer to invest, upgrade, and to add value to what is a rather charming property.
Summary of Accommodation
Entrance vestibule, with double glazed storm doors, set to the west side of the house. Hall. Lounge with three windows front (S) and one window to the side (E), old fireplace, attractive period cornice retained. Dining room with three windows to the rear (N) and with another more up-to-date fireplace with marble inlay and hearth and living flame coal effect gas fire (not tested). Galley style kitchen with white high gloss units (appliances as seen). 2 double bedrooms. Bathroom - all tiled and with old, white,” scallop design” bathroom suite. Garden room - the extension and a good size with tile floor, polycarbonate conservatory style roof and with a bank of 6 modern uPVC double glazed windows and a set of French doors to the south. Off this room is a useful store and a door to the back garden.
Location
The house is only 1/5 mile from “the clock” of the pedestrianised village centre and therefore supremely handy. Here you will find a Marks and Spencer food hall, a Boots, and a wide range of independent retailers as well as two banks. At the far end (east) of this is the railway station, with its regular services to the West End and City Centre, and a large Tesco. At the Burnbrae Retail Park is a Waitrose and an Aldi. Across the road from the property is Milngavie’s health clinic.
Milngavie is on the northerly edge of East Dunbartonshire and is a great place for those who love the outdoors with Allander Park, Drumclog Moor, Mugdock and Craigmaddie Reservoirs nearby and, a little further to the north, the expanses of Mugdock Country Park. Milngavie is famous for being the start/finish of The West Highland Way. There are churches of various denominations, clubs and societies, a town hall with the Lillie Art Gallery, and a good number of cafes, bars, and restaurants.
