This attractive stone house was previously three thatched cottages, belonging to the Elton Hall Estate, and dating from around 1660. It is Listed Grade II. In the 1980s it was recognised as two dwellings and sometime after that, it was knocked through to a single dwelling. This could possibly be reinstated, to create a further bedroom.

The second staircase leads from the dining room to a small landing providing access to a good double bedroom. The stairs continue up to an attic bedroom, which as windows in the gable end.

The house has a handsome façade on to Chapel Street. Gated side access leads to the garden. There is also gated vehicle access from Hautboy Lane, into the garden, where there is a driveway, providing parking and leading on to the double garage. The garden is delightful, with a good-sized lawn interspersed with mature trees. There are rockeries and flower beds, adding colour and interest. The garden enjoys good privacy.

Location
Warmington is a popular village with a great public house, The Red Lion. There is also a well-respected primary school and a village shop, with post office. Footpaths and bridleways lead from the village to the River Nene and the surrounding countryside. Historic Oundle offers a range of traditional shops, businesses and restaurants, set around the Georgian Market Place. There is a Waitrose, a number of sports clubs and excellent schooling. Peterborough is about 10 miles away and offers extensive facilities, as well as main line rail travel, with journey times to London King’s Cross, from about 48 minutes.
