This home is priced at an affordable market rate and is available to those who have a connection with the area covered by Mole Valley. It is available to rent subject to meeting affordability criteria set by Mole Valley District Council and Get Living as well as passing our referencing process. The selection of homes available at affordable private rent is determined by The Oakgate.

As set by Mole Valley District Council, for a 2 bedroom home occupants must earn a maximum annual household gross income of £55,000. Applicant households must also meet Get Living’s minimum affordability criteria, equivalent to 30x the monthly rent.

Applicant requirements:

• Applicants must have a connection to the geographic area covered by Mole Valley District Council
• Applicants must have a housing need that has been assessed in accordance with the Housing Allocation Scheme
• Applicants will have first priority if they can demonstrate they are on the MVDC Housing Register currently
• Applicants must not be an owner occupier, unless they are over 55 years old. 1 owner occupier over 55 years old with a gross annual income of over £50,000 and combined savings and assets of over £16,000 will not qualify to join the housing register
• Applicants must have savings under £16,000, unless they are over 55
• Applicants must have an annual household gross income under our income threshold based on the property size required
• Applicants must not owe MVDC Council monies for rent arrears; rent in advance; rent deposit; Council Tax 
• Applicants must not owe any Council, housing association or private landlord money for rent arrears; and not to be responsible for unacceptable behaviour
• Get Living will reference all applicants. Any low credit scores will be assessed and a view taken on the reasons before a final decision is made
• 5 weeks rent in advance will be required before move-in
