Description

Hill House is an attractive south facing detached period house with half an acre of gardens set within a delightful rural part of Norfolk countryside. Built of rendered elevations under a pantile roof, the property was extended and extensively renovated in 1995 and remains in excellent condition. The property enjoys three south facing reception rooms at the front including a large dual aspect sitting room with fitted bookshelves, window seats and open fireplace. The study is well presented and leads through to the large dual aspect dining room with French doors out to the west facing terrace. To the rear of the property is the kitchen, entrance hall and guest wc. Upstairs is the principal bedroom with picturesque views overlooking the south facing gardens and countryside beyond. There are two further bedrooms and a family bathroom. The property is well presented throughout and has previously had planning permission for a two storey extension.

Outside, the property is approached via a gravel drive to a parking area adjacent to a large outbuilding built in 2007 with utility room, double garage workshop with external staircase to an insulated studio room. The gardens are south facing and mostly laid to lawn with shrub borders, flower beds, a mixture of broadleaf and coniferous trees, and a vegetable garden. Additionally, there is a large shed, greenhouse and mature hedge borders on the boundary.

Hill House is located in a rural position within the small village of Brandiston just a few miles from the village of Cawston and the market town of Reepham. Cawston is a pretty village with a public house, village hall, doctors’ surgery, delicatessen and café, and shop with post office. Reepham offers a good range of local amenities including a co-op supermarket, a series of local pubs and cafes, tennis club, Doctors surgery, opticians, pharmacy, post office, the Dial House hotel and excellent schooling. Five miles northeast is the larger market town of Aylsham with a further range of amenities. The Cathedral City of Norwich is 10 miles south and offers a comprehensive range of commercial entertainment, cultural amenities and excellent schooling. Norwich has a main railway station providing a regular service to London. On the north side of the city is Norwich International Airport which caters for both domestic and international flight destinations.
