Description
This well-equipped holiday home is the 2021 model of the ABI Ambleside Premier lodge, and is situated in a pleasant, elevated position within Maguires' High Hermitage Country Park, just off Ovingham Road - at the edge of Ovingham - within 220 yards of the River Tyne.
The High Hermitage site is open for 12 months - all year round - though it cannot be used as a sole permanent residence; occupants on the site must provide proof, annually, of Council Tax paid on their primary residence as part of the site's lease terms and conditions. The lease for Lodge 14 runs until 1st November 2042, with annual site fees that are currently at £3,430 (paid up to January 2026), with the fees reviewed annually.
With steps up to the composite decking area that leads to the entrance into the lodge, the impressive interior provides a spacious living/dining/kitchen area that includes contemporary fitted units with a composite 1.5 bowl sink and integrated appliances (electric double oven, LPG-hob with extractor over, microwave, fridge/freezer, washing machine), as well as a media unit with TV bracket and inset electric fire. The sofa, dining table and chairs can be included in the sale and there are sliding doors out to the composite decking with glass balustrade, which provides an excellent seating area from which to look down the park towards the river, and also to the woodland behind. The side entrance hall leads to the fitted shower room and the two bedrooms, with the primary suite having a fixed Ottoman-storage double bed, fitted wardrobes, dressing table and an en suite shower room. The second, twin bedroom, has two single beds and also has a smaller fitted wardrobe.
Externally, the composite decking provides two seating areas as well as the walkway/access along the side, and there is a small pebbled area and two lawned areas, next to the double-length parking spaces, which allows parking for two cars.
The heating and hot water within the lodge is provided via a combi. boiler, on LPG, with the LPG canisters available to purchase on site (currently £105 per canister) but there are plans for the provision of piped gas on the site in the future. The mains electric is metred and charged per unit, paid quarterly. The annual site fees cover water and drainage costs. The lodge also has a Sky TV dish. There is no Wi-Fi provided on the site.
There is no requirement for conveyancing in the sale of this holiday home lodge - the sale would be subject to the terms and conditions of the lease/contract with Maguires and owners must abide by the park rules (available on request); however, we would recommend that potential purchasers may wish to seek their own legal advice.

Maguires' High Hermitage Country Park is situated off Ovingham Road, in Ovingham, at the edge of Wylam in the Tyne Valley, Northumberland. It is located just above the River Tyne and there are many picturesque walks along the river, as well as cycle routes in the local area. The charming nearby villages provide some local shops and facilities with Prudhoe town centre offering further shops and amenities, just over the river, 1.8 miles by road. The A695 and A69 are easily accessible and provide links to Hexham (approx. 13 miles) to the west and Newcastle (approx. 12 miles) to the east.
