Description
A dream for equestrian lovers or anyone craving two acres of peace and possibility.
Workshop, barn, paddocks, and a polytunnel—rural life done right.
Lee-Ann from Low and Partners presents you with Croft Newton of Melrose, a beautifully detached four-bedroom country cottage nestled in a truly idyllic private setting. This rare find comes with around two acres of land, spectacular 360-degree views, and a range of outbuildings including a large barn, workshop, stables, and a polytunnel—making it perfect for equestrian use, hobby farming or simply those craving space and rural tranquillity.
The home itself benefits from double glazing and oil-fired heating, and has been thoughtfully maintained and upgraded over the years to strike a balance between rustic charm and everyday comfort.
Upon entering the cottage, you're welcomed into a spacious utility and boot room—ideal for muddy wellies after a walk across the fields. There’s fitted cabinetry and worktops, a window to the side, and a partially glazed door that leads into the entrance hallway.
The hallway offers access to all main ground floor accommodation as well as a carpeted staircase to the upper level, and includes a window, radiator, and ceiling lighting.
The kitchen and dining space is bright and inviting, with dual aspect windows drawing in natural light and offering views over the surrounding countryside. Fitted cabinetry with contrasting worktops, an integrated fridge, and room for a dining table make this the perfect heart of the home. Vinyl flooring, a radiator, and a large storage cupboard add to its practicality.
To the front of the home, the lounge exudes comfort and character, with a multi-fuel stove creating a warm focal point. The front-facing window, carpet underfoot, lighting, and radiator all contribute to its homely ambience.
The family bathroom is a generously sized, fully tiled suite with a corner bath, separate shower cubicle, WC, and wash hand basin. A privacy window, radiator, and lighting complete the space.
The ground floor also hosts two bedrooms—one looking over the garden, the other featuring dual aspect windows and plenty of space for freestanding furniture. Both are fitted with carpet, radiators, and lighting.
Upstairs, the converted attic provides two further bedrooms, each enjoying breathtaking elevated views through large Velux windows. Both rooms are carpeted with radiators and lighting, while one includes impressive eaves storage housing a water tank and filter system.
This croft has its own private water supply via borehole, a septic tank, updated oil boiler (2015), newer windows and door installations, fresh attic insulation, and modern features such as a hot water tank with filter, new borehole pump, and replacement oil tank and pipework. Even the flat roof was replaced three years ago, offering peace of mind.
Outside, the lifestyle opportunities truly take centre stage. There are two fully fenced and gated paddocks, a vegetable garden, fruit enclosure, and a polytunnel for growing year-round.
The steading includes three stables, a tack room, and wooden shed, all with power, water, and lighting.
The large barn—part workshop, part garage—features a pit, ideal for mechanical work or hobbyists.
The garden grounds are well established, filled with mature trees, shrubs and bushes, and there’s a patio area perfect for soaking up the view.
