What is your favourite room in the house and why?

I do have many favourite rooms in this house but if I must select one, it would be the Principal Bedroom. Looking out from the window (whilst still in bed!) it's lovely to see the occasional rambler on The White Horse, Sarsen Way and Pewsey Vale Public Trails, whilst also watching the resident Manningford owl sweep past! The bedroom dressing area which leads to the ensuite and through to the balcony, creates a good sense of space with excellent natural light throughout.

Who do you think will be the ideal new owner?

We originally purchased this house when our daughters were young. We all have wonderful memories of fun times spent here. For most of this time, we've had a couple of labradors who run around the garden with easy access to the surrounding fields and countryside. I'd therefore imagine that a family would enjoy the space that we've created. Equally, however, anybody wishing to downsize, would find it an easy transition to move into a property where there is still space, multiple reception rooms, with the bonus of a summerhouse in the garden where one can relax or work throughout the day.

What do you love most and why?

We have really enjoyed combining both the modern whilst retaining the period features of the property. We are lucky to have good ceiling heights, with good natural light and amazing country views from almost every aspect, where one can hear birdsong throughout the day, watch the deer and enjoy many varied walks simply a stone's throw from the front door.

What do you love about the local community?

There's plenty to do here - I use the local sports centre for swimming and pilates. There's a lovely local garden centre with many useful, high quality business units. The Golden Swan and The Seven Stars Inn are welcoming local pubs to meet and make friends. Pewsey itself has all the conveniences that you could need and we're so close to Marlborough and Devizes with their plethora of independent businesses.

How easy is it to commute from here?

I've commuted to and from London throughout my working life. With journeys just under the hour into Paddington, I've been a very regular customer of GWR, and have thoroughly enjoyed the time that the journey affords me to relax or work!

What made you choose this property over others?

The space and the surrounding countryside won us over. We weren't looking for an attached property, but Mill Cottage was nicely set off the village road, located down a quiet private track, with more space, independence, character, and charm compared to the many other detached properties that we'd viewed.

Accommodation Summary:

Quietly situated on a private track behind traditional estate fencing, Mill Cottage offers charm at every turn, from the wonderfully symmetrical façade to the glorious balcony accessed from the main bedroom. The summerhouse, reached via the rose festooned wooden pergola walkway, once home to pygmy goats, is now a fabulous private hideaway, perfect for that morning coffee with the papers or hosting friends and family for a garden party.

Ground Floor:

The two primary reception rooms lead off the entrance hallway, both feature open fireplaces and exposed beams with engineered oak flooring. The sitting room is flooded with light thanks to the dual aspect offering views over adjacent fields, making this a wonderful room for entertaining. The snug provides a cosier space, perfect for those winter evenings. Leading on from the interior hall is a traditional study, with bookshelves, a large storage cupboard and a discreet exterior door – ideal for escaping to the garden for a break from the working day!
The large kitchen has double doors onto the terrace and gardens beyond, with Sandyford range and integrated appliances and plenty of storage, including a cleverly designed pantry corner cupboard. The oak framed, slate roof extension provides a wonderful dining area, overlooking the gardens and terrace, with a stable door leading out, and is again flooded with light. Leading from the kitchen to the garden is a useful shower/cloakroom – ideal for gardeners or grubby dogs who have been enjoying the many nearby footpaths & countryside!

First Floor:

There are four bedrooms on the first floor, three doubles and a charming single with vaulted timber lined ceiling. The principal bedroom is simply wonderful, with views across the garden and fields beyond, a dressing area with fitted storage, a very well appointed ensuite shower and then access to the fabulous balcony – a real retreat from which to escape a busy day!

Outside:

The cottage is approached via a private track, which leads onto The Mill and access to the many footpaths the area benefits from. Traditional estate fencing with both pedestrian and vehicular access allows gravelled parking for 2 cars and access to an EV charging point, with a further parking space available to the rear of the garden. Roses climb up the soft red brick façade with a roof of combed wheat reed straw thatch (re-ridged 2022). The gardens are a delight and extend from the flagstone terrace, winding through the pergola walkway, with a graceful weeping willow offering natural shade, to the spacious summer house and fruit orchard beyond – once home to pygmy goats and ducks but now offering a wonderfully private space to enjoy solo or a fabulous summer entertaining spot! There are 2 further wooden stores in the garden and vehicular access to the additional parking space.

Location:

Manningford Bruce is a charming Pewsey Vale village with a church and village hall and is in an area of outstanding natural beauty and a conservation area. The village hosts regular ‘pub nights’ in the village hall, allowing villagers to get together and socialise. The surrounding countryside is some of the finest downland scenery in the UK and is steeped in history dating back to Neolithic times. There is plenty of good walking and riding locally, including the vast expanses of Salisbury Plain. Less than 2 miles away is the substantial village of Pewsey, which offers a wider range of shops, independent cafes and amenities including a supermarket, garage, leisure centre and a variety of sports clubs for all levels and of course Pewsey railway station, with a direct line to London, the fastest trains taking just under 1 hour. The city of Salisbury and the market towns of Marlborough and Devizes are all within easy reach, as is access to the A303. The area has excellent schooling at both primary and secondary levels, with a range of options including St. Francis Primary, Dauntsey’s School and Marlborough College in the independent sector in addition to a range of state sector facilities at all levels.
