Description
Description
Tyninghame House is one of Scotland’s most notable country houses, and one of the nation’s most ancient habitations with the romantic ruins of the church of St Baldred dating back to the 12th century. The Tyninghame Estate, estimated to cover circa 28,000 acres in 1628, was acquired by the 1st Earl of Haddington, with the present building extended most notably in 1829 by the prolific and distinguished Scottish architect, William Burn. The house was sold in 1987, and divided by Kit Martin into the current wings, all divided vertically to retain the original proportions and giving each a private entrance of its own.
Set over three floors, The Butler’s wing has a central position providing spectacular views over the surrounding parkland. Entering at the front of the house a welcoming light filled entrance vestibule with a window looking out to the main lawn leads into the home with space for coats and boots with further storage under the stair off the inner hallway. On the ground floor the recently renovated kitchen features original exposed flagstone floor, a window seat and space for a large dining table. Larder store cupboards provide excellent storage alongside the newly fitted kitchen. A large island with designer lighting and breakfast bar offers additional entertaining space with a sleek Bosch induction hob and integrated WiFi dishwasher. The wall units include an integrated fridge/freezer, Bosch WiFi oven, an integrated WiFi washing machine and useful additional storage. Ascending the original staircase to the first floor, the large sitting room with double aspect has room for sofas and armchairs alongside space for a further dining table with elevated views to the north. A shower room with WC and underfloor heating completes the accommodation on this floor. On the second floor two double bedrooms share a newly refurbished bathroom with underfloor heating and separate linen cupboard.
Outside, the communal grounds extend to over 38 acres and include wonderfully planted and landscaped gardens. Within the grounds are mature woodlands and trees, including an oak planted by King Edward VII in 1902. A secret garden, mile long avenue to the Estuary, wilderness garden, the great border on the southern lawn and other beautiful and secluded areas are amongst the grounds surrounding the property. Further walks from the house can be made to Binning Woods, Tyninghame Village and to East Linton along the world famous John Muir Way. A hard tennis court is available if a future owner is interested, currently it is shared between eight owners. The spectacular gardens are open to the public twice a year to raise funds for selected charities.
Location
Tyninghame House is beautifully situated, set in a famous garden with 38 acres of woodlands and parkland which features a 16th century former bowling green, an ice house, an heraldic sundial, and a tall sandstone obelisk that marks the head of a mile long avenue stretching to the sea.
The owners at Tyninghame House enjoy designated bridle paths, cycle paths and footpaths both in the grounds and through neighbouring parkland and woodlands. A network of woodland paths leads down to the coast where there are magnificent, sandy beaches next to the John Muir Country Park.
Edinburgh is only 27 miles away via the A1, which is dual carriageway from Haddington. East Linton and Dunbar only 6 miles to the east, have railway stations on the main line from Edinburgh to London King’s Cross. Tyninghame Village a walk from the house has its own cafe and East Linton close by has a renowned bakery, local shops, a church, two pubs, and a primary school.
There are many well known golf courses in the area which include North Berwick West and East Links, Dunbar, Archerfield, Muirfield and several other Gullane courses.
