Lustica Mill House is a beautifully restored stone house retaining many historic features inside and out and standing on the western perimeter of the village. The main facades are orientated towards the south and west. overlooking the front terrace, extended private grass car parking area and surrounding countryside.

The immediate exterior has two large and well-equipped terrace areas to relax in the sun or shade. They are tiled in attractive terracotta and surrounded by traditional stone walls and this area is illuminated at night with ample exterior lighting. The upper terrace has panoramic views of the verdant countryside.

Traditional wooden shutters enclose six windows on one side while the front has two large double glass entrances on two levels. Decorative features surround all the stone window frames with fisherman motifs.

Wild flowers, a pomegranate tree and fresh herbs grow in a small garden area.

The house is accessed through large exterior wooden gates and there is an intercom outside the main doors. Beyond the driveway is a small road leading into the village.

The ground floor consists of kitchen and dining room, entrance hall, twin bedroom and separate bathroom, terrace area, garden and main entrance to house.

The kitchen and dining room are large and atmospheric traditional stone areas with polished stone floors and wooden beams creating a "konoba" kitchen/dining area. This part of the house is always cool during warm summer months. The fully equipped kitchen has solid oak wood finishes and granite counter tops.

The original stone mill and granite wheel of the house has been sensitively restored to create a central kitchen feature and decorative glass table area.

Adjacent to the kitchen, is a comfortable twin bedroom and bathroom.

All the rooms on the ground floor lead directly to the tiled outdoor terrace and garden area which is enclosed by traditional stone walls.

The first floor consists of a large and bright living room with windows and glass external doors that lead to a spacious terrace partially covered by a traditional roof -with panoramic views of the surrounding countryside and parts of the village. Through double doors at one end is a second and smaller studio room.

The windows are fitted with screens allowing you to get the maximum from the fresh air which keeping insects out.

The upper floor has two large en-suite bedrooms with large comfortable beds, ample storage and tastefully decorated with warm soft furnishings. The bedrooms are finished to a good standard with high ceilings and wooden floors throughout.

Bedroom windows have views of surrounding verdant countryside, consisting of typical Mediterranean pine woods and olive groves.

The Mill House is set in Marovici, small village in the heart of Lustica Montenegro's untouched peninsula.
