This prime location combines the best of rural life with convenient access to urban centres, enhancing its appeal for leisure, tourism, or potential business expansion. Road And Rail - ROAD
The property benefits from excellent road links, with direct access to the A442 providing swift connections to Bridgnorth, Telford, and the wider Midlands region, ensuring easy reach for visitors and commercial vehicles alike.

RAIL
Rail connections are easily accessible via nearby stations in Telford and Wolverhampton, offering regular services to Birmingham, London, and other major UK destinations—ideal for both leisure visitors and business access.

Schools - The area is well served by a range of educational options, including reputable local primary and secondary schools in Bridgnorth, as well as highly regarded independent schools such as Old Swinford Hospital, Wolverhampton
Grammar School, and Tettenhall College, all within comfortable driving distance.

Leisure - Aside from the opportunities that Townsend Fisheries has to offer the surrounding region offer a wealth of other leisure opportunities, including golf at Bridgnorth Golf Club, equestrian facilities, scenic walking and cycling routes through the Shropshire countryside, and water-based activities on the nearby River Severn, making it an appealing destination for active lifestyles and tourism.

Townsend Log Cabin - In prime position sits the Log Cabin benefitting from full residential status. Outside, the cabin overlooks a number of the fishing pools and is nestled into mature shrubs and trees whilst benefitting from privacy to the south of the property into the paddock. To its roof, the cabin benefits from solar panels, facing the south. Inside, the Cabin benefits from timber framed and clad ceilings with a wealth of natural light creating a beautiful, warm atmosphere. The cabin itself is spacious, providing an open plan kitchen/living/dining area with a log burner in the centre of the room providing exceptional ambience throughout the living area. Beyond, boasts a large conservatory, which continues the wooden panelled ceiling and full glass wall to the south aspect. To the east of the cabin provides the bedroom accommodation with two generously proportioned bedrooms, a utility & storage room, a large bathroom with separate shower and an additional W/C.

The Café - Having obtained Planning Permission to use the building for a Café, Bait Shop and Staff Facility area, the Café’s construction has commenced and is in partial stages of completion. The addition of a Café offers
valuable diversification and once finished, will enhance the visitor experience while generating an additional revenue stream. It can also attract a broader audience beyond anglers—such as families, walkers, and
tourists—and encourages longer stays, increased spending, and repeat visits. With potential for event hosting, the Café can significantly boost both footfall and profitability. Upstairs, there is permission for a
staff facility which also boosts the commercial viability of the site.

The Barns - Townsend Fisheries also benefits from a range of Agricultural Buildings which, subject to planning permission, would benefit from conversion to a variety of alternative uses.

The Fishing Pools - The Fisheries are split into two Specimen Lakes, Three Pleasure/Match Lakes and one stock Pool with Commons and Mirrors to 30lbs and Catfish to over 70lbs and are all clay bottomed. The pools have undergone regular water
testing and have never received any pool dye or alike.

Bottom Specimen Lake - Historically, the most popular specimen Lake at Townsend Fisheries, one and a half acres in size, the Bottom Specimen Lake has 12 grass/hardcore peg with a maximum or nine anglers being allowed to fish at any one time. With one large single island and two smaller islands and a maximum depth of six feet in the centre and between one and four feet at its margins, the pool offers a variety of choices of swims.

Bottom Specimen Lake is well stocked with Common and Mirror Carp to just under 30 lbs (averaging at between 15-19lbs) as well as hard fighting Grass Carp up to 12lbs. Additionally the Lake boasts Catfish varying from the 7lbs to 20 lbs range and larger specimens from 50lbs up to 77lbs.

Top Specimen Lake - Sitting at approximately one-acre, Top Specimen Lake is slightly smaller than Bottom Specimen Lake but accommodates 11 grass/hardcore pegs historically accommodating eight anglers at any one time. Once again stocked with Common and Mirror Carp up to 30 lbs including good number of fish in the 10-15lbs range and several over 20 lbs as well as Grass Carp up to 20lbs and Catfish known up to 55lbs.

Fed by a borehole, Top Specimen Pool is deeper than Bottom Specimen Pool, and has a ledge running two feet deep around the margin of the pool before dropping vertically down to an average of between nine and 10 feet.

Red Bridge Lake (Match/Pleasure Lake) - The most intricate of the Townsend Fisheries waters, Red Bridge Pool was formed by combining two smaller pools to create a water which is unusual in shape and has plenty of features to fish to. A prolific water when ‘on form’ Red Bridge Pool was formally the most popular match venue with the current match record set at 246lbs in 2022.

At just over an acre, it holds 17 Grass and Hardcore Pegs, and its features include a dead Oak where the lake is widest and a couple of small islands and weed beds. With depths that vary between three-four feet at the entrance to seven feet at the deep end, it has a marginal shelf which carries between one foot and five feet of depth.

The dominant species in Red Bridge are F1 Carp which run to 8lbs backed by Common and Mirror Carp which average between 4lbs and 5lbs as well as Bream to 8lbs, Perch to 4lbs and a good head of Roach, Rudd, Gudgeon,
Orfe, Goldfish and Koi Carp.

Match Lake (Match/Pleasure Lake) - The rectangular shaped Match Lake is unusual; in that it has four conifer-clad islands down its length giving the majority of the 17 pegs a feature to fish to. Shallowest at the end nearest the Cabin, depths vary between two and
a maximum of six feet with the average depth sitting at approximately three feet, which makes it advisable for anglers to plumb their swim before starting to fish.

Old Trout Lake - Six feet at its deepest with a sunken island approximately one foot under the water, sitting in front of the Cabin, Old Trout Pool is again a popular pole, waggler and feeder water. The pool hosts a good head of Roach between 9oz
and 1lb and 8oz, Perch to a similar size and Bream up to 7lbs, as well as F1 Carp to 6lbs and Common Mirror Carp to mid-doubles.

Stock Lake - The Stock Pool holds Carp and Catfish for breeding; this pool is not typically fished and is fenced off.
