Description
'One of Scotland’s last untouched private islands'
Description
Insh Island, a rare and captivating gem nestled in the Inner Hebrides off Scotland’s west coast. This 90 acre private island offers an extraordinary opportunity to own a pristine piece of the Scottish wilderness. With breath taking panoramic views of the Atlantic Ocean, rolling landscape, dramatic cliffs, and untouched shorelines, Insh Island is a sanctuary of peace and natural beauty.
Accessible by private boat or helicopter and located near the smallest inhabited Island in Scotland, Easdale perhaps best known as host of the World Stone Skimming Championship, held every September since 1997, drawing skimmers globally. It is just a short 3-5 minute passenger ferry connecting Easdale to Ellenabeich on Seil island from where you can journey North to the nearest major town of Oban.
Insh Island is a haven for wildlife enthusiasts and nature lovers. The surrounding waters are home to seals, dolphins, and a variety of seabirds, while the land itself is rich in biodiversity. From kayaking in sheltered coves to exploring rugged coastal trails, the island offers countless ways to connect with nature. With no light pollution, the night skies are spectacular, making it a dream location for stargazing and quiet reflection.
Whether you're envisioning a private family retreat, an open air leisure project, or a conservation project, Insh Island provides a unique canvas for a natural project or sustainable development of some description (subject to all necessary consent). The island features a natural freshwater spring and ample potential for off-grid energy solutions like solar or wind power. Its varied terrain lends itself well to environmentally conscious living, with potential for glamping sites, eco-lodges, or even a small-scale organic farm. There are no established buildings on site but there is a well known "cave house" on the the north western coast line.
Beyond its natural appeal, Insh Island represents a compelling investment. As demand for exclusive, eco-conscious destinations continues to grow, this island is ideally suited for tourism, wellness retreats, or even use as a film location. Land of this kind—wild, private, and unspoiled—is increasingly rare and offers lasting legacy value.
