Situation - Ennals Pool is individually situated in a tucked away position off a well-maintained vehicular access track near to the Eden Project. The town of St Austell is about 2 miles to the west and there is a junction to the A30(T) about 5 miles to the north. There are mainline railway stations on the London Paddington line at Lostwithiel, Par and St Austell.

Description - An attractive stone lane leads to a five bar timber gate to a parking area with open grassland within which is a block Store Building and a compost Toilet. There are a number of other buildings in various states of disrepair located around the site.

Formerly a China Clay quarry, the property has been naturally reclaimed and offers a delightful peaceful environment in a tucked away, yet accessible, position. Directions - From St Austell take the A391 north-east distributor road towards Bodmin. Drive up the dual-carriageway and at the third roundabout, turn right towards Trethurgy. On entering the village, turn right by the village hall and after about 200 yards turn left into Chapel Lane. The gated track leading to Ennals Pool is located 150 yards on the right. Drive down the track and the lake will be seen on the left after about 300 yards.

Uplift Clause - Expires June 2026 - The sale of Ennals Pool is subject to a Uplift Clause in favour of Imerys whereby if any residential development takes place, 50% of any increase in value due to the development is payable to Imerys. This clause expires in June 2026.

Deposit Payment - The Seller and Buyer agree that the winning Bidder may transfer the remainder of the 10% deposit (less the £2,600 paid online) within 48 hours at the end of the Online Auction. Clauses 6.1, 6.2 and 7.1 of the Holding Deposit Agreement shall be read as amended to reflect this accordingly. Payment is to be made via the Buyer’s solicitor to the Vendor’s solicitor. We therefore recommend all bidders clear Money Laundering Regulations with their solicitor prior to the auction and make the balance of the deposit monies readily available for transfer immediately thereafter.
