Description

Berry & George Estates was set up to make selling and buying your home easier - plain and simple. Unlike most agents, we're available 7 days a week, including out of hours, because that's when people actually need us!

We'll keep you updated from the moment your home hits the market, right through to completion. That's how it should be.

Yes, we do what other estate agents do - we just do it better. Better photos, better descriptions, honest advice, longer hours, and normal, down-to-earth people who treat you like a person, not a number. Our Google reviews say it all.

We've been in your shoes - buying and selling is stressful. But with a local, family-run team beside you, it's a whole lot easier.

If you need help with a mortgage, speak to Beth at Love Mortgages, she's Award Winning and voted Mortgage Broker of the Year three years running - and yes, the advice is free. Just Google 'LoveMortgages Mold' and check out the reviews for yourself..

As with every second hand home, I'm sure there are things you'll want to change, after all, you want to make it your home because at the moment, it's just somebody else's. So, try to remember this when you're looking at the photos, don't judge it on what you see. Room sizes and area are what are important, the rest can be changed....location can't....and that's what makes this home really special.

Homes 'like this' and in this price bracket, rarely come to the open market, so don't spend ages contemplating, make that decisive decision to come along and have a look before it's too late.

Pulling up outside, you'll notice that this is only one of a handful of houses that face the open fields. Add that to the location of Cilcain, and this is one fabulous home.

The driveway runs to the rear of the house, with gates to separate the front and back for extra security and privacy. A large, well-manicured hedge borders the front of the home, with an area behind that looks as if it's there to park a car on or it'great place to just sit and admire the outside.

Stepping through the front door, we enter the porch. This is kept nice and bright thanks to the glass panel in the doors. It's a handy space to take your shoes and coats off before entering the home.

Another door, again with a glass panel to help the light flow through the home, opens to the decent sized hallway. A tiled floor is there for easy cleaning and leads all the way to the kitchen, but before we get there, let's take a look inside the first door on our left.

Here we find a useful cloakroom, with it's ultra stylish vanity sink unit and WC. There's a shelf in here for storage above and below. The tiled floor continues in her as well, and a frosted window lets the light flood in and keeps prying eye out.....no it's really not that kind of area, before you ask!

Opposite the cloakroom is a spacious lounge, which is quite capable of taking some heavy duty furniture. A large window offers delightful views over the front but let's not forget he main focal point, and that's the multi-fuel burner in the centre of the room. This is where you'll sit during the winter months, with a roaring fire creating an amber glow whilst crackling as the wood burns, radiating heat around the home. The ambiance will be set the moment it's lit, I can assure you.

An understairs cupboard is the last door in the hallway, offering space for all those things we need so much, but don't want on show.....NO, this is not a place for the In-Laws!

Next, we enter into the very large kitchen / dining room, words that are so easily mentioned in estate agents blurb, but so rarely fit the description. Not this time though, here there is space to entertain large parties, in fact, you'll probably be the go-to home for Christmas, Birthday Parties, Hanukkah, Yom Kippur or whatever the excuse to pop round is.

The kitchen section is open-plan and is set out in a U-shape, with wooden worktops that cover three walls and provide ample space for food preparation, as well as a home for your 21st Century gadgetry that we've become so reliant on today. A window allows this area to stay nice and bright while offering a view over the rear while washing up. A section jets out to provide a place for a breakfast bar and for a couple of stools to sit under, although you do have a large area right next to it for your dining table and chairs.

This dining area is where you can be entertained in comfort and style while watching the chef conjure up some gourmet meals for you. There's a sliding patio door that reveals the orangery, which also helps to keep this room nice and bright.

This is another great usable space. With its slate roof, it becomes an all year round place to sit and relax and enjoy the outside from the comfort of your home. A stylish wood effect floor sets the contrast in this room.

Stepping outside there is a lower patio area that's ideal for sunbathing, or BBQ'ing, before a set of steps lead up to the larger raised area. This is a garden that is very low maintenance as it's floor is covered in paving stones. Completely enclosed by a wooden fence, it's the perfect place for pets, with an outbuilding to the rear for storing your garden furniture and other sundries. The garage wall helps to control which part is garden and which part is for your vehicle.

Back inside and up the stairs, we come to the generous landing area with its open banister. The loft hatch opens to a large attic space, ideal for Christmas decorations, luggage and all of the other stuff used just a few times a year.....NO that doesn't mean Granny!!! Wooden doors open to the sleeping quarters and the family bathroom.

The two double bedrooms are hard to differentiate between calling one the main bedroom. Both are similar in size, both can house large wardrobes with accompanying free standing furniture, the only difference being the views, one front facing, the other rear. However, the rear one does have a vanity sink unit, so maybe this one would be worthy of the title, but that's down to you!.

The smallest bedroom is anything but small, remember you're not buying a new build here, this is an established home, and in an established home, you get a larger third bedroom. You could get a double in, but a three quarter would probably suit it better, because your choice of accompanying furniture wouldn't be so limited - but at least you can get some in, unlike other homes of this type.

Finally, we come to the family bathroom. With a fully tiled wall where it matters, there to easily be wiped down after using the shower attachment located above the panelled bath. A curved glass shower screen helps to prevent spillage from the over enthusiastic clean freak! We, of course, have the ever useful WC and next to that sits a pedestal wash hand basin. Above the sink is a frosted window keeping the room well-lit with natural light, and then there's a chrome heated towel rail to help keep your towels nice and toasty.
