Description
Spuddlers Roost comprises a handsome detached residence which was built circa 2005 and has local flintstone elevations under a slated roof. The property sits on the country fringes of the extremely desirable community village of Dalwood, which in turn is located in amongst some of East Devon’s most attractive rolling countryside over which the property has beautiful views. Dalwood nestles in a sheltered valley with the small River Corry running through the village. It has a vibrant community with many social activities throughout the year which includes a popular annual fair. It has a community run shop and post office, a popular and well-supported thatched public house - The Tuckers Arms, village hall and ancient Church of St Peter's.
This convenient position is also within a 15-minute drive of the desirable market towns of Axminster and Honiton, both of which have an excellent range of everyday amenities and a main line railway stations (on the Exeter to London Waterloo line), as well as being within 20 minutes of the World Heritage Jurassic Coast at Lyme Bay with the popular resorts of Lyme Regis, Sidmouth and Seaton all being easily accessible by car.
Spuddlers Roost has been designed around the impressive open-plan living area and kitchen which is certainly the hub of the house and is a huge vaulted room with sweet chestnut ‘A’ frames and beams and large French doors and windows to the gable end which has splendid views over the gardens to the countryside beyond. The property was also designed with efficiency in mind and benefits from double glazed windows, a large rainwater tank which feeds the WCs and a bank of 16 photovoltaic panels with a heat exchange system and air circulation system. Spuddlers Roost will no doubt suit those looking for a low maintenance and handsome single storey residence situated amongst some of East Devon’s most attractive rolling countryside.
GARDENS & GROUNDS.
The property has a right of way over a yard off the quiet country lane to a five-bar gate which gives access to Spuddlers Roost. The gardens to the front have been beautifully planted and are currently a mass of colour. There is a gravelled parking area which leads to a detached timber garage/workshop and this is a substantial insulated building which is timber-clad with a cedar shingle roof and has a covered store to the side. There is a screened vegetable area and a pond with waterfall. To the side of the property is a greenhouse/potting shed and the rear garden is also beautifully ]planted and there are several seating areas including a paved terrace. The gardens gain a delightful far-reaching country outlook.
