Description

Moments from the golden sandy beach at Watergate Bay on the North Coast of Cornwall is this stunning 5 bedroomed detached Grade II Listed home set within its own grounds of 1 acre (approx.) including a paddock with its own vehicular access.

This very pretty period property dating from the 18th Century has gardens to the front and rear which makes it an ideal family home or holiday/second home. The house is currently let as an extremely successful holiday home earning the owners a healthy income and has ongoing bookings which can be passed on to the incoming purchaser.

In 2014/15 local renowned builders Lion Park Construction carried out a complete, sympathetic renovation and refurbishment of Ivy Cottage. Retaining a lot of the original features; beamed ceilings, wooden flooring and fireplaces, the house is full of charm and character whilst offering luxurious living. The interior designer Katie Weaving was instructed to create a luxury coastal holiday home for the property. The result is a beautiful example of a coastal retreat with everything you would want set in an idyllic location.

The house is entered via a covered porch, ideal for leaving muddy shoes. Following through this reaches the Living Room which has a huge inglenook stone original fireplace with wood burner. It is full of character and a great place to be after a long day at the beach.

To the left of the front door is a beautiful cosy double bedroom also with an inglenook fireplace in local stone and views over the front garden

Through an internal hallway you will find a huge luxury shower room with a large walk-in shower. Off this hallway there is also a spacious Utility room with door to the back garden.

The kitchen is a joy, being both spacious and light. With tiled floors it has fitted base units and has wooden work surfaces whilst the large sink is fitted in stainless steel work top, there is a fitted dishwasher and a Stoves 5 ring electric hob with 3 ovens under. Being open to the dining area it has views over the sun terrace and garden. The dining area is large enough to seat 10 people and is the perfect place for relaxed dinners or lunches that can spill onto the sun terrace through double doors.

Upstairs there are 4 large bedrooms. Two of which have a dual aspect and luxurious ensuite shower rooms. There is a further double bedroom and a twin/double which lends itself well for bunk beds. In addition, there is a luxurious, large family bathroom with a lovely roll top bath, separate shower and views over the rear gardens.

Outside
The gardens are mainly laid to lawn. The driveway has ample parking for 4/5 cars and a single garage. The sun terrace is a great place for BBQ’s and evening drinks and is sheltered from the wind. Our clients have converted the outside WC to a shower room which is great to jump into after a day at the beach. Steps lead from the terrace to a rear garden area and a former period piggery building and grassed area. Further steps lead to the level paddock which can also be accessed from the road.

Location
Tregurrian is a quiet hamlet set above Watergate Bay. The stunning sandy beach is just over ½ mile walk away with The Watergate Bay Hotel and its cool bars and restaurants. For fine dining Emily Scotts “On the Sea Wall” has panoramic views of the ocean and for more relaxed fare there is the Beach Hut and in season Hotdogs and Pizzas in the car park. There are regular bus services into Newquay approx. 4 miles away. With the close proximity of Newquay International airport with its flights throughout UK and Europe it makes for a convenient spot for a stunning home.
