Description
Delightful secluded one bedroom cottage situated in a picturesque wooded croft in the stunning Angus Glens.
Braeshalloch is a pretty traditional cottage constructed of a mixture of stone and brick beneath a slate roof. The cottage consists of a living room with wood-burning stove, double bedroom, kitchen and bathroom.
Attached to the cottage is a stone barn with a corrugated iron roof. Subject to relevant planning permissions, the barn offers great potential to extend the cottage.
The property is offered as a wooded croft with approximately 0.22 ha (0.54 acres) of established Norway Spruce, and approximately 0.34 ha (0.84 acres) of young oak. Also available with the property is 1.30 ha (3.21 acres) adjacent with mature larch, Scots Pine, Norway Spruce and Birch, with open ground leading down to the river with salmon rights.
Available as a Whole or in 2 Lots.
Braeshalloch is situated in the heart of Glenprosen in the beautiful Angus Glens.
Located within a mile of the Cairngorms National Park, Braeshalloch is surrounded by some of the most dramatic countryside Scotland has to offer. It is the perfect location for anyone interested in outdoor activities, whether it be mountaineering, hill-walking, ski-ing or simply enjoying the wildlife and peace and quiet of the area. There is trout fishing in local hill lochs and salmon fishing in the rivers Isla, Ericht, North and South Esks as well as the Prosen. There is ample opportunity to shoot and stalk locally. There are golf courses at Kirriemuir, Alyth, Glenisla and a championship course at Rosemount, Blairgowrie.
Glenprosen Village, on the other side of the Prosen Water is a small, picturesque settlement of only a few houses. Although it is very rural, Kirriemuir is less than 10 miles south and has a good range of local shops and professional services. Forfar and Dundee have a wider range of shops, services and cultural events.
Dundee and Perth have main line railway stations. Aberdeen and Edinburgh airports offer a wide range of domestic and international flights, whilst Dundee airport has direct flights to London City.
Braeshalloch is served by mains electricity, private water and drainage, electric storage heating and a woodburning stove.
The property has a large garden which is set amongst trees of varying age and species. To the north is a plantation of young oak trees, to the south is a grassy lawn and at the entrance to the property is a parking area. A small paved terrace outside the kitchen is a sheltered spot to sit out in good weather overlooking the river Prosen.
From Kirriemuir follow the B955 northwards for about 4.7 miles until reaching Dykehead. At Dykehead fork take the left signposted to Glenprosen and drive for about another 5 miles until turning left on to a small road bridge over the Prosen Water. Turn immediately right and follow the road for about 1.5 miles until reaching the unmade road on the right, which leads to Braeshalloch.
